That is not a safe intersection. It never was. Lidl has made it worse. No more building there. Next you will want a CVS and of course a Walgreens beside it too!

Totally against a complete rental community. The rental units in the surrounding area is not maintained the same as home ownership is...there is no pride in renting and therefore the units become run down and the big rental companies won't spend the money to maintain the property until the HOA or city threatens fines.

I am whole heartedly opposed to any additional tie in to Buffalo Rd between 540 and Forestville, that strip is already in sore need of widening with a dedicated lane for the north bound 540 ramp. The addition of another traffic light would snarl Buffalo Rd further and increase the already dangerous backup on the off ramps.
Secondly, I'm opposed to a purely rental community. Some portion, a majority should be detached individual family homes with some rentals from town homes. If the developer wishes to build apartments do so closer to Raleigh's core where there is greater need.

I DO NOT support the addition of an all rental community. This move will decrease our property values and increase the crime in our area. In addition the traffic on Buffaloe and Forestville is already at capacity.

I made a comment in response to James but it disappeared EEK. So let's try this again: I appreciate your comment. There are no stereotypes being perpetuated here. I am telling you as a home buyer that I would avoid a neighborhood with a high rental occupancy. In fact, that is why many HOAs have a limit as to what percentage of a neighborhood can be rentals. A home value is what a buyer is willing to pay for it. I would not value a home that is attached to a community with apartments as the same as one that was not. I have consulted realtors and an appraiser and the consensus is this will stagnate or lower our property values. I urge you to contact yours as well and I would love their opinion as well. So as the rest of Raleigh is booming, we at best will remain where we are with regards to value. There is no prejudice to all renters happening here, but it is proven (as you can see on Raleigh’s crime map) that there is a higher incidence per unit of crime in apartment complexes vs single family neighborhoods. Not all renters take pride or maintain their properties as homeowners do. We have had issues with that in our own neighborhood. As to your comment about pricing lower income people out of the market in the scenario of more high density rentals being, simple “supply and demand” would actually lead to an even more increase in home prices. People move to the Raleigh area to build their lives, not just pass through. Eventually those people will want to buy but if we continue to build rental properties and not single family properties for them to buy there will be nothing left. Scarcity is what is driving prices right now. If there are more choices for buyers then

I do not support the addition of any rental property linked to our community. The traffic is already a nightmare on Forestville and Buffaloe roads. This will decrease our property value and increase the crime rate. Please reconsider.....terrible idea!

I do NOT support the addition of an all rental community linked into my neighborhood (Landover). This move will decrease our property values and increase the crime in our area. Additionally, the traffic on Buffaloe and Forestville is already at capacity. This development is a terrible idea.

I understand where you are coming from but as a homebuyer, I can tell you that I would avoid a neighborhood with a high amount of rentals in it or attached to it. Some renters (not all) do not maintain their homes properly because they do not take pride in their home. Many HOAs limit the percentage of renters that are allowed in a neighborhood for this very reason. We have seen that with several rentals in our own neighborhood. There is not stereotype being perpetuated, just going off my own experience and the experience of others. Crime is something that is also a factor. You can look at Raleigh's crime map and see that there are more incidents in apartments and tenant occupied housing. This can be for many reasons, including just the shear amount of people in one area. But still something to think about. See also this study https://vig.coopercenter.org/sites/vig/files/crime_paper.pdf which discusses crime in relation to rental and property management factors. Another factor is who the Developer believes will move into these apartments and townhomes, and who actually will. I could see a "Higher end" development such as this doing very well closer to the RTP area, but we are a 45min commute. Young transplants moving to the area will want to be in a more urban area or closer to work. The simple "supply and demand" factor is very short sighted. We are in a bubble where the "sweet spot" of home values being in the $200-300k range is HOT. There are not enough homes for these people to buy and most come and stay in the Triangle area to build their lives, not pass through. With that in mind, it goes back to your comment of pricing people out of the market. If we continue to have a short supply of homes to purchase, the price of homes will continue to increase and price them out. Simple economics does show that the more scarce something is, the more it is valued. I urge you to speak to your realtor and ask their opinion on the matte
