I have extreme concerns about the efficacy of the proposed 2040 plan and strongly believe that this plan will create more homelessness, higher pollution, increased crime rates, decreased quality of life for residents, amongst a multitude of other issues.

You should notify all Mpls residents of your radical plan. Our city is not in competent hands. Mayor Frey I will not vote for you. Your sneaky approach is disappointing.

Why cannot the City raise taxes a bit and create a fund to build affordable housing? Isn't this a more direct way to accomplish the goals of diversity and inclusiviity?

Please, Mr Mayor, Take seriously what we ask. Is it really too much... to seek compromise? To seek more community buy-in for such massive-far reaching plans...whose effects will be felt long after your time as Mayor has passed. We must work together go preserve the very neighborhood charms that first draw developers but which are then often quickly destroyed by too much development. You aren't from here and are too toung to remember anyway - but, in spite of traffic( even then)- Uptown used to be charming! Not just bars and cars but....Morris Christies corner store! 2 WORKING & charming,cozy theaters A bowling Alley! A store with every conceivable style of Levis (colored cords ALL the rage!) A mix of retail & food. The Rainbow Room ! My point- Neighborhood Groups (at request of city) worked hard to find and establish PLACE MAKING establishing these areas at culturally relevant & worthy of primacy and protection. 2040 makes no such guarantees. In fact, the city has already dismissed concerns NE ~ buildings challenging the primacy of...GrainBelt Brewery Complex! We are on a slippery slope where ALL the wealth of Mpls is being sucked out of the market by professional, national real estate developers/investors/prospectors. A young Minneapolitan who seeks to set down roots and build wealth thru mortgage vs renting is being driven to..Columbia Heights, Chrystal etc. We are not protecting NOAH. The young people so in favor of this plan may very soon come to regret such support when they tire of micro units, seek to start a family and start looking around for a LARGER place they can afford. Please, Mr Mayor...this is far too important....to be your tainted legacy. Thank you for listenin Carin Peterson

This plan will increase inequality in Minneapolis. If the Mayor and his colleagues really care for justice and creating sustainability they must drop this plan. The next step would be to study how other communities have successfully increased density and kept the quality of life high for both renters and home owners.

What is the rush? The densification of Minneapolis requires thoughtful planning and consideration of potential negative consequences. Let's insist on evidence-based policymaking to ensure that state, worthy goals of expansion are likely to be met without unintended significant harm to current residents, trees, birds and the environment.

The 2040 scheme is an attack on neighborhoods most of us have spent a lifetime building. It allows four story apartment buildings to be erected on busier streets where homes now exist . Two and one half story can be authorized across the alleys of busier streets and triplexes can be built everywhere else. No neighborhood approval or variance would be required. Existing homes could be split into two, three or even more unit housing. There will be no requirement for off street parking. Most of the houses in my community are not big, making them prime targets for speculators. It will forever change the landscape, desirability, character and attractiveness of our modest neighborhood. The Mayor and City Council have hired a public relations firm for $80,000 to come up with new words like "multi-generational and life cycle housing'" to make things sound better. But the truth remains that wrecking balls and bulldozers will crush affordable homes in nice neighborhoods. It's hard to think of any proposal ever considered by our city leaders that would do more damage to the City of Lakes than the 2040 scheme.

The plan is illconcieved and shortsighted, particularly with respect to the ridiculously dense Development proposed for the area at the north end of lake Calhoun and area around the intersection of Excelsior Boulevard and W. Lake St. I challenge you to present a traffic study that supports this level of development. Traffic in this Corredor is already horrendous at present development levels!!

I oppose this plan because it will: Increasing the cost of single-family homes by limiting the amount of land available for development inside the municipal urban service area and through restrictive zoning within that area; Promoting and subsidizing multifamily housing by rezoning neighborhoods to higher densities and using tax-increment financing and other subsidies to persuade developers to build housing that would otherwise be difficult to market; Discouraging driving by increasing traffic congestion in the region; Subsidizing expensive alternatives to driving such as rail transit; and Diverting gas taxes and other highway funds to projects that actually reduce roadway capacities such as converting general-purpose lanes to dedicated bike lanes.

this is a ridiculous plan & I feel was kept from the public. The majority of my neighbors or ANYONE I have talked about this is solely against your plan!
