For 2108 the guideline was 1.8% . Ranee can go +3% over to cover their expenses so it is 4.8% for 2018
In 2019 , the guide line is 1.8% Ranee can add the difference (4.8%-3%=1.8%) . So maximum you should pay is 3.6% for 2019, not 4.8%

my rent was increased 4.8% last may.
just received notice for another 4.8% for this may.
these repairs do not justify an increase of 100.00 a month over 2 years.

In my opinion we are focusing on the wrong thing; would very easy for Ranee to prove that the balcony work was necessary , was a safety concern, was last time done 20 years ago (let's say 15 which is the lifespan of a balcony) , and the cost was that much.
Balcony repair is text book for capital expenditure.
Let's focus on the other expenses claimed which may not qualify : elevator, landscape (100% doesn't qualify) , electrical work .

Definitely we will do that. We are trying to figure out the number of people interested in funding. So far, around 20 tenants have shown interest but this still is a low number. However, in the absence of funding, we are preparing seriously for the scenario with self-representation. Interesting and valuable aspects to fight back have been collected. Those really interested give a shoot at [email protected] . We need to collect relevant pictures and documents to strengthen arguments.

If the young man in the blue shirt or the guy with balcony issues after repair or the lady living at PH leaking the roof after repair, signed up here and all participated and the Hearing last October, please contact [email protected] . As well,
1. All those having pictures of balconies prior and post repairs with issues or not, please submit them at the same email address.
2. Please recall the years when repairs were performed in both buildings for balconies and elevators. This is to determine if repairs were required and to what extent.
3. Please express your willing for funding legal aid or make suggestions of a representative for your building.
Thank you!

Some numbers to consider. Honorary of a paralegal/lawyer may vary between $100-$250/hour, spending 10hrs or plus (research & representation). A paralegal would cost $1,000 (consultation & representation), a lawyer at least double. 100 tenants x $10 may cover $1,000 cost. Alternative math is possible. The big question is: who is willing to engage in funding? So far, I know only 10 people willing to pay for legal aid. I you are interested give sign at the above email. Tenants with low income may qualify for legal aid certificates but it is a little bit late for this

I absolutely agree!
There is a very long list of things that aren't done right or even done at all in these buildings! We pay rent and expect to have cleanliness and be bug - free.

I can pay up to $100 for a fund to allow us legal representation.
Otherwise we will lose in court, if we will face an experienced lawyer.
