to: Maybe not
see here: " Ilana has since sent
an email saying she thinks with the parking included in the
calculation we could end up at 0.16% lower than 3.75% which is around
3.59% (we don’t agree with her math, she didn’t seem that
knowledgeable when it comes to the calculations).
My mistake, is 3.59% not 3.58%

To: maybe. Your numbers are off the real math behind the % (that shows a number quite bellow 4%). Calculation of it is much complicated than you think. Let's wait until the LTB's decision is being communicated and regardless the number, Tenants must accept it since that expresses the result of a huge collective effort in fighting for what is right and lawful. Speculating with no grounds and throwing stones under anonymity take us nowhere.

"However, we know it will be
drastically less as 6 out of 7 items have been removed completely"
The six items dropped will total 166,000$ about 10% from total spending . So the initial increase of 4.58% will be lower with 10%.
4.58%- .458% = 4.12%
4.12% doesn't seem better than the settlement proposed by Ranee (3.58%)

The balcony work is the main junk of money. Everything else is kinda peanuts.

Your rent cannot be legally increased to 4.8% without a court order. For 2018 and 2019, the guideline increase is 1.8% annually. I strongly suggest that you calculate how much rent you have over-paid. You need to have this addressed with Ranee.
---
The 4.8% rent increase people see on rent increase notices is the PROJECTED rent increase IF, and only IF, the court approves rent increase above guidelines for 2019. Ranee is allowed to POST that projected rent increase on the notice but until the court approves it we do not have to pay it. However, the guiline rent increase for 2019 is 1.8%. So for the moment, whoever got the rent increase notice with 4.8% should calculate the rent increase for 1.8% and pay accordingly.

If you require me to physically sign any documents to appoint you as a representative of me in court feel free to email me directly. [email protected]. Also, I agree that the balcony repairs are not likely the right avenue. The landscaping, replacement of the benches, etc. these are not new services, they were part of our original lease agreement and does not constitute a rate increase.
