Opposed. That land should continued to be used for farming. The additional traffic is not welcome to the area.

The plan is not consistent with other neighborhoods in the area. How will the schools handle the additional load in addition to utilities/roads.

I am against changing the zoning rules. PR-1 is inconsistent with surrounding developments and would overwhelm an already at-capacity infrastructure in terms of roads, schools, and drainage.

Traffic and water runoff are already significant problems in this area of JeffCo, Fix the issues first before adding to it.

All other considerations aside traffic loads on the roads alone would show that this development doesn't make any sense. The Winding Bluffs development and Turtle Creek Apartments are already creating traffic havoc, and they're not even fully populated yet.

If anyone would like to share this petition with neighbors, here is wording that I am using in an accompanying letter/flyer: Dear Neighbors, I have created a Protest Petition (see link below) to be submitted to the Jefferson County Planning and Zoning Commission if they vote to approve the Request for Zone Change and Development Plan recently filed by McBride Homes to develop 85.08 acres of vacant farmland off Saline Road just south of the intersection of Saline and Diehl Roads into a development called “Winding Valley”. I live near that intersection and a portion of my lot is adjacent to this proposed development. While my property doesn’t share as much of a boundary with the proposed development as many others, I feel the development as a whole will have a negative effect not only on those residents who immediately surround it, but also on all nearby property owners. Whether you live on a residential sized lot in Hermitage Hills Subdivision (zoned R-7) or another area subdivision, or on a much larger lot/acreage near this proposed development, I think we can all agree that we would like to keep the character of our area single family (detached) residential. The proposed zone change and plan, if realized, will change this dramatically. The current parcel of land to be developed is 85.08 acres on undeveloped farmland on either side of Saline Road. The current zoning for the property is R40 and R20 which allows up to one house per two acres and one house per one acre respectively. Currently, there is only one uninhabited older farmhouse and an older barn structure on the entire 85.08 acres. The zoning being sought, PR-1, is described as follows in the Jefferson County Code of Ordinances: “The PR-1 zoning allows for Planned Single-Family Residential District is established to provide single-family detached dwellings at higher densities than "R-7" will allow in consideration of providing more usable open space or specific amenities. I can't see any benefit to our community in adding so many residential unites in such a small space. The impact on our environment, our roads and our first responders, would be devastating. I urge you to come up with a better use of this property, one that benefits all of us.

I’ve lived here 30+ years, my grandparents 70+ years. It’s a private secluded area.. adding 200+ residents will not benefit. No here!! Go somewhere else

Too many homes crammed in too small of a space. Unless property taxes are appropriately levied and no tax breaks or cuts given for this development to the point where necessary infrastructure improvements can be made to the roads to handle the additional traffic. It still appears to be a really poor way to improve property values for existing homeowners in this area.
