I object to the requested zoning change. We only need to look to our neighbors in Houston to see the results of inappropriate land use and zoning policy.

My issues with the building proposal are:
-The building design and architecture are horrible. If I wanted to look at big glass buildings, I would move up/downtown or by Preston center (least favorite place in Park cities/uptown) If it fit with the aesthetic of the current surrounding community and matched with the SMU campus design, I might be able to get over the following points.
-The building is too tall. This is an issue for two main reasons. It sticks out of the skyline and is an eyesore for the surrounding community (see above reason on why it's an eyesore for the park cities).
-Without building additional parking space UNDERGROUND (again eyesore), the surrounding streets cannot handle additional parked cars.
It is already difficult enough navigating the streets between snider plaza and university during peak hours when school activities are ending and people are getting off work.
It looks like from the plans that the snider plaza overflow lot (across from Kubys behind existing old chase banks structure) will be demolished. This parking lot is vital for parking overflow from snider plaza during busy hours. It is important to keep retail parking out of side streets to prevent a driver from accidentally hitting a car/child/pet that they could not easily see, due to all of the parked cars on both sides of the street.
-The updated plans appear to call out a park/green space. This is a joke. The "green space" looks about as big as the "backyard" on the ridiculous amount of zero lot line town homes that are also going up in the park cities.
To summarize:
-I strongly do NOT support the plans for this building
-Do not build overly large structures in an area that was not properly designed to handle the CURRENT parking and traffic situation. This will only lead to an increased number of accidents and potential injuries.
-Don't become Preston Center. Preserve the architectural aestetic of the surrounding area. If a large building must be built, make

My only difference of opinion with the petition's propositions is that the current surface parking area be split between a parking garage and a green space with plentiful landscaping around the garage so that you see greenery when you look/drive down the center of Snider Plaza toward the south. Parking for the new structure should not depend on the current surface parking used by Snider Plaza.

no no and no. It is busy enough with school aged children and SMU students crossing the streets getting to and home from school. Increasing traffic is not safe.

Don't think this building is in keeping with the character and aesthetics if the neighborhood. Would not want office buildings or other commercial buildings in excess of 3 stories. The community/village feel if UP needs to be preserved and us why we chose to move here and buy a house here two years ago!

More worried about additional traffic in a grid-locked are of UP.
Any thoughts of making all parking for Snider Plaza under Snider Plaza and have only walking traffic through the shopping center itself?

I believe this heigh is too expansive. I can't even find a parking spot in Snider Plaza as it is...I can't imagine if there was a new, giant complex there. I believe a park is a better alternative. Unfortunately, this is just not a great location for a building that attracts more people to the area. The problems outweigh the benefits. I would probably be in favor if there was a proposal for a building the size of the current chase building, although I would still be very concerned about additional traffic to the area.

I noticed this morning that every other development in the last few years along Hillcrest has worked with the existing height restrictions. Even SMU trys to keep their buildings at the standard height. And one more point, this intersection does not need additional traffic. It must be among the most dangerous in the City as it has a red light camera. The developers should get some reasonable accommodation but the plan under consideration is not reasonable.
