Again and again... there is a reason municipalities have zoning, to prevent situations and developments such as this one that would be so out of the parameters of the surrounding uses and zoning. In order to grant zoning variances, you must show substantial hardships... there are none here short of the developer wanting to squeeze as much square feet out of this as humanly possible at the expense of the community. My wife and I grew up in the park cities and continue to live in the park cities. We moved our family back here for the small town feeling, schools and the confidence that the leaders of University Park would continue the legacy of previous leaders to keep the small town feel, not capitulate to developers who want to turn our small commercial centers into uptown developments.

I'm so concerned about this development; its size, traffic congestion on our city and residential streets as well as the precedent the UP City Council will set for future development on Hillcrest! This area is NOT Preston Center. Let's keep the character of our community residential based rather than commercial based!

As a former member of the University Park Zoning Committee, today as well as when Al Huddleston's group was looking to greatly increase the allowed zoning, I see no compelling reason for increasing the allowed height and densities above and beyond what the property is currently zoned. The added traffic created by not only what the property is currently zoned for but a dramatic increase in traffic will only deteriorate the quality of life for the citizens of University Park!

The proposed building is too large and does not, at all, fit aesthetically with our neighborhood. Traffic and many students walk and ride their bikes in and around this part of University Park. This proposed building needs to take the safety of our citizens into consideration.

Dallas County uses property income to determine appraised value of commercial rental property. The building owner has to submit a rent roll (list of all tenants and corresponding rent rates) and an income statement to protest assessed property value. So yes the amount of taxes paid directly correlates to the amount of revenue generated by the rents being paid.
