Tired of the apparent absolute control developers have over city council. Disgusted with city council clowns thinking it's ok to permit the installation of hideous rental 8-plex’s on a property meant for a single family residence thus trashing the values of the homes adjacent to these eyesores. And now Shituate wants to install a potential 24+ slum rental at 50 st and 106 ave. The fact that this bizarre notion could even be considered clearly shows in who's pocket our councillors live.

I have infills going up all around me. It’s very upsetting. 3-4 plexes with suites are eye sores (8 garbage/ recycle bins) less mature trees and green space, a lack of parking.

It's concerning that development is not regulated in a way that's sustainable for everyone, and that as a result, the city will be more congested and properties are losing their value. Especially in older neighbourhoods, the infrastructure doesn't allow for this type of buildings and more people. It can be a serious issue for the sewer system that will be overworked with too many people, while it's not designed to accommodate for such numbers.

Live in 1908 home in the beautiful community of Montrose. So many lots are larger and lovely homes from the 1930+. Our trees alone are worth buying here. My lots was rates for 12 units at one time. Absurd. Why can’t new generations of children have big beautiful safe yards to play in. History demolished for these hideous two story with basement suite and garden suite. Also the planning should include creating more livable places for the aging to free up their homes while keeping the aging.

The city is letting some builders profit greatly off the backs of hard working home owners by turning established neighborhoods into unsightly monstrosities. The original style of an infill was fine(up to 4 plex) but not a 3 level 8 plex jammed onto a single family plot with no room for parking for that many units.

The loss of grass, flowers, trees, shrubs makes neighbourhoods look like the concrete jungle that is our downtown. It's completely irresponsible to allow what is happening. A duplex or two skinnies is one thing, an 8-plex is quite another.

I am concerned that the current zoning bylaws could negatively impact my mature neighbourhood and quality of life through reduced natural light, increased traffic congestion, and changes to its established character. Homeowners invest huge amounts of time, money and effort into their homes and communities. I want to feel confident that future development respects the neighbourhood and protects property values.
