Protect Sylvan Township

It does exacerbate taxpayer burden on the water system and leaves sewer residents to continue to face inflated costs. If our township incentivizes higher density developments outside of our utility system by rezoning current zoning districts and creating an ordinance to allow private roads without restrictions this will directly compete with it. This will make it more difficult to get customers on the utility system in the future and leave taxpayers to have to continue to subsidize it even longer and those on it to face higher costs. Just adding tax base without careful planning is not the answer. We are locked into paying off the bonds for a determined period of time, and simply adding tax base will not pay off the bonds any sooner. But putting customers on the water system will reduce the taxpayer burden of subsidizing operational costs. Freeing up the $200,000 + (that will only increase as the system ages and needs to be maintained) will allow out township to redirect those monies to service the entire township better. It appears that shutting down the water system is not an option so we must now make careful decisions to mitigate the problems. Outside of the urban areas next to Chelsea and the unique lake districts this township is predominantly rural, with open spaces and wildlife habitat - not clustered subdivisions. Many residents moved here for this very reason and don't want to see the township littered with these kinds of higher density developments. Many residents have lived in this township for decades and have protected the rural quality of life and increasing home values of their local areas. Allowing developments to come in to undermine that is unacceptable. At its best government is here to protect the residents it serves for the greater good. Not the few, but the many. There are many reasons why this development is not in the best interest of existing residents of the area, the character of the township, or local wildlife. The only interests served would be those of the trust owners and developers. I second someone else’s suggestion to look into selling the land to Waterloo Rec, the county, or a nature conservancy group.

I am opposed to both the rezoning application and the township initiative to create their own private road ordinance. Development needs to focus on areas that can absorb and help defray the burden incurred by the sewer and water system.

Let's get the water/sewer zoned areas developed and filled before rezoning areas outside of that area for higher density or private road development. Has Phinney Trust looked into selling to Land Conservancies such as Washtenaw County Parks, Nature Conservancy, or State Waterloo Rec Area?

I do not agree with changing anything!! We moved out this way for a reason and do NOT want more development!!

I feel the application of James Phinney should be rejected. We do not need any more clustered development areas in that vicinity.

Look around Sylvan Township beyond the areas near Chelsea and you see rural neighborhoods, farmland and wildlife habitat - NOT clustered subdivisions with houses stacked on top of each other and the concentrated traffic and people density that comes with that. We moved here for that reason. Rezoning or allowing private roads to support these kinds of developments in our rural areas will destroy what our township has preserved for a long time.
