Subject: Reject the Rezoning Application for Oak Tree Dairy

Dear Supervisor Petrone, Councilwoman Berland, Councilman Cook, Councilman Cuthbertson & Councilwoman Edwards:

I would like to express my opposition to the Engel Burman application, filed under BK Elwood LLC, for a zoning change from R‐40 (one acre zoning) to RRM (a 55+ condominium community) to build multi-family condominium units on the present site of Oak Tree Dairy on Elwood Road in East Northport, NY 11731.

Oak Tree Dairy is surrounded by single-family residential homes, two schools, the Elwood Middle School and John H. Glenn High School, and Elwood Park. The traffic is currently congested due to the bottleneck of residents traveling to and from East Northport, Northport, Greenlawn, Huntington, Centerport, Eatons Neck and Fort Salonga, to the Northern State, LIE and Route 231. The approval of this application would lead to an increase of traffic flow and noise / air pollution to our communities, and I believe the Town Board should fully realize that this density will create safety issues to children traveling to and from school.

The infrastructure of our community, including hospitals, health care professionals, ambulances, fire departments, police patrols, water departments, etc., simply cannot handle the increase in population density that rezoning creates. Suffolk County is currently on a quest to save the drinking water of our County. Keep in mind that Western Suffolk, more specifically Elwood, has the highest recorded nitrogen levels of all groundwater. Be Smart, and save the integrity of the quality of life that we currently receive, and do not put the public at risk.

The approval of this zone change from R‐40 to RRM will have a permanent negative impact on not only our community but many communities in the Town of Huntington. The zoning should remain as is and the rezoning application submitted by BK Elwood LLC, on behalf of the Engel Burman Group, should be denied in order to protect the quality of life in Huntington.

Respect the wishes of the Elwood Board of Education, Preserving Elwood Now, Elwood Taxpayers Association, Greater Huntington Civic Group, Porter-Trejo Action Network, and a plethora of other community groups and members and VOTE DOWN the application to rezone OAK TREE DAIRY on behalf of the ENGEL BURMAN GROUP.
