Protect and Preserve The Citrus Sub-Area's Residential Character!

We do not want our neighborhood changed! We do not want our property values to decline! Do not allow this to happen!

In order to protect it from unwanted intrusions, the 1996 Mesa General Plan made the Citrus Area a special area of Mesa with boundaries and a land use of large lot, low density residential development with RS-35 zoning. The current Mesa General Plan adopted in 2014 supports this past planning and clearly states that this planning will be maintained for the next 30 years. The Avanti commercial development is not compatible with the surrounding area of large lot residential homes and has no reasons to support it.

Do not disrupt this area of Val Vista and McKellips. There are other places to build. There are so many vacant shopping area that need to be fixed up and would help beautify Mesa, not hurt it. Many of these areas to be repaired are already zoned for commercial use. Go there instead. Leave the citrus groves residential.

I'am opposed to the development of a commercial building at the corner of Val Vista and McKellips. Which goes against current zoning that was voted on and put in place to protect our community (Citrus Sub-Area).

We moved to this Citrus area in Mesa because of the large lots and peaceful surroundings. It is absolutely unacceptable to disrupt this area that was designed to be protected. There is a reason why zoning is established upfront, and should be honored by the city of Mesa

This proprosal is contrary to the collective will of existing Mesa residents! We have assertive our unwavering position at every meeting, and will continue to ask you to uphold the existing zoning protections.

Very much against this project as it threatens everyone in the Citrus Sub-Area and the reasons why we moved here. I'm all for an assisted living facilities just not on this spot and not so close to so many other assisted living facilities. Not a good idea. And, if the developer, who just started in Texas less than a year ago, doesn't succeed in making money with their unique assisted living concept - will we see apartments? Bad idea.

We are strongly opposed to having a large commercial building at the corner of Val Vista and McKellips. We cannot allow an out of state developer override the wishes of local residents who have lived here for many years and who voted in 2014 to keep this area residential.

The citrus groves are part of what makes this a unique area of Mesa. Please don't destroy our Citrus Sub Area by allowing this behemoth facility to be built here. There is available land elsewhere in Mesa. Or better yet, a building that can be re-purposed into an assisted care facility.

Not only shall the proposed building be the size of a Safeway, but the proposed parking is highly inadequate- I know, as I own three smaller assisted living facilities and there is a lot of coming-and-going of staff, therapists, deliveries, families.

We moved here because of the Citrus Sub-Area. Please don't destroy it.

We have lived at the corner of Hermosa Vista and Val Vista since 1969. We have watched as the citrus and grazing land has been replaced by homes. Please don't remove the present zoning.

Preserve the Citrus Sub-Area. To allow the proposed density is in direct violation of the existing zoning and contrary to our will. Such blatant property value diminution cannot be allowed.

Please don't change the zoning.

Please keep the North Mesa Citrus Sub Area large-lot residential. Do not turn the Val Vista and McKellips intersection into a commercial area. Sincerely, Joy Gardner

Please leave the orange trees! One of the draws to Northeast Mesa is the setting amid orchards. Do not let our identity be lost for the sake of development.

Do not rezone the property at Val Vista and Mckellips. Keep it residential.
