The developers should also be responsible for the potential toxic soil clean up in the north east part of the development site. Take a look at the barb wire fenced off area by the tracks. Soil samples would be very important from this area. Contaniments date back to the 40 and 50's . Could require massive and EPA toxic waste clean up. This and other issues may and should tie up the developers for some time. Perhaps the city could take some of their/ours reserves, $62 million or so, to keep it as "true" open space.

This development will severely overburden Avenida Encina, traffic, sidewalks...there are already too many bicycles on the sidewalks daily, the shopping area at Poinsettia and Avenida Encina, there is barely enough parking space there now. This is some of the very rare open space along the coast. This development would have a major negative impact on the wildlife in and around the lagoon.

Don't develop the last part of open land near the beach ! There's so much wildlife here and dogs love it. Why do you want to build every square foot of land In carlsbad ?!

Keep our Coast as uniquely open as possibly. All development is not bad but to "OVERSIZE IT" IS VERY detrimental to Carlsbad's main SELLING point. We bought here because of the open coastal environment!

I think we need open space and that the land at south pontos should be preserved as wildlife habitat.Lets keep it as a natural park as any wildlife that was left is living there.. We don't need more homes and concrete.Keep it as a natural park which is what it really is. .There is no space left for wildlife.

I have lived in S. Carlsbad since the late '70's. In that time I have seen parts of this area "protected" in exchange for other development. When the collective memory fades, the protected land is developed. The Strawberry Fields come to mind. The people become cynical and yearn for leaders who will represent the interests of the majority of us.

I oppose any changes to the current General Plan that would result in a reduction of development quality standards such as inappropriate land use, increased unit density and residential use on the western portion of the site, increased heights of structures, reduced easements and/or setbacks and loss of community and open space.
We need open space. This is precious coastal land.
I oppose any amendments to the current General Plan that would allow this inappropriate density.
I oppose the planned height of the structures in the Developer's proposal. The proposed 3-story structures would be inconsistent with other homes/structures in the area, would likely cause excessive noise from the railroad to the bounced back on existing homes/communities, is inconsistent with a more balanced land use, and would provide an unsightly southern entrance to our otherwise beautiful City of Carlsbad.

Enough is enough. What's wrong with open space? The city council grants it to the very east side of the community, why can't they do the right thing for the beach area as there is so little of it left! Greedy developers will always be around but we are now paying for a city government which had no vision for the people who live here and don't care about anything but the money!
