Picture Rocks Montanas Del Sol RV Park N Tula Ln Rezoning

To rezone and allow 200 RV slots would be a travesty to all those who live in Picture Rocks. This would bring nothing positive to our community, it will not increase property values, it will not bring jobs with good benefits. It will put a strain on our water system, it will increase traffic, it may increase crime, it will increase noise and light pollution. This not a positive in anyway for the people of this community.

Protect Arizona Wildlife

I am outside the boundary, but travel Picture Rocks Rd regularly. Tula road is a blind spot to get on P R Rd. Also most of the proposed traffic will have to go West on a road not set up for that. I can foresee accidents happening. I WOULD BE COMPLETELY AGAINST IT.

I live directly across from the proposed RV well within the 1000 foot zone. The increase in noise, traffic and light pollution on this road would definitely impact the quality of life on this street. Tourists do not have to respect the needs of residents to the peace, quiet and tranquility we located here for. I regularly have visitation by wildlife such as deer, javelina, coyotes, bobcats, foxes and even the occasional cougar. Endangered big horn sheep have been spotted just a few miles from here. I frequently see photographers and telescopes set up along that stretch of road to take advantage of the ideal conditions for viewing. At full capacity, we are talking well over 400 people including children and pets. That is a lot of trash, sewage, noise and diesel fumes. Not to forget about increased light pollution even if they do obey dark sky regulations. The only restriction I saw was to limit check in to between the hours of 6 am and 6 pm which overlaps with residential rush hours. Large vehicles with drivers unfamiliar to our roads, bicyclists on dangerous roads with no shoulder and no passing zones and pedestrians trying to access trail heads with no direct access except through private lands would create extremely stressful and hazardous conditions for accidents. Since I moved here I have already had multiple cars land on my property after missing the turn taking out mature saguaros and trees. I have witnessed and read about numerous accidents along Picture Rocks Road including many fatal ones. Adding more congestion would be deadly. The roads are not equipped to handle RV traffic especially towing and we all know that they will not all take the longer, less hazardous routes to and from the RV park. Expanding the road to include safe passing and a separated bike and pedestrian lane along Picture Rocks Road is not likely to happen.

The park doesn't permit many towables/rvs so the increase in traffic on sandario, twin peaks, avra is a conern

I live in the area, and I agree with all other negative comments, especially in regards to traffic on Picture Rocks Rd., which is a two-lane with several very sharp corners, some of them blind, which makes it unsuitable for large motor homes, especially if pulling trailers. The added noise, air and light pollution are also all detrimental to human inhabitants and native wildlife. Most residents in the area live on 1 acre parcels, and this proposal would increase that density immeasurably, putting severe strain on all facilities, besides the traffic and pollution issues already mentioned. PLEASE do not re-zone it !

We do not need a RV park on Tula and Picture Rocks Rd. Against this as it will bring too much traffic on Tula and Picture Rocks Road along with endangering the natural desert and wild life in the area.

Wrong for that area and wildlife. Not a good idea for that area!

I am a neighbor, & I oppose this rezoning, which would allow a 200-slot RV park. First, the destruction of saguaros is disallowed, and the developers will surely do that first. Then there is the proximity to national park/wildlife corridors. There also would be increased traffic on Picture Rocks, a 2-lane road not equipped to handle it. Lastly, there are the negative impacts of light and noise to wildlife and neighbors. Allowing this RV park would set a dangerous precedent & destroy this tranquil and fragile area.

We live within 500 feet of this proposed project. We live in this rural neighborhood where we respect and preserve the natural habitat of this beautiful Sonoran Desert. No to ruining it with clearing, paving, putting up lights and noise of traffic right in our back yards! No to destroying the natural beauty and habitants in the area.

This is a rural area not suited for that kind of traffic. Picture Rocks Road is the main thoroughfare to get the residents of Picture Rocks into Tucson. This is a two lane road not suitable for motorhomes and travel trailers. Consider the accidents that already occur without adding the potential of RV's and people not familiar with the area. In addition the water demands that a project of this size would require are very concerning to those of us who rely on wells for our water. The light pollution and noise would totally ruin our rural lifestyles. Ask yourselves why we choose to live out here. It is not to have traffic, lights, noise and indifferent strangers brought into an area where we live. The infrastructure is not here to support a project like this.

No thank you to an RV Park with traffic, noise, and light pollution, and destroying the landscape.
