Concerning the land development on copeland and pedigo rd..safety is a major concern. .needs to be low density with organized traffic control. Concerned the utilities, schools surrounding us. Last development was Childress Place on Childress Rd, because of the over density a child lost it life a month ago..you can't pull out of Pedigo onto Emory safety as of now. Please put safety over money for all involved.

Our community infrastructure cannot support the population boom we have already experienced. Do not approve this change in zoning.

It would be a mistake to over develop this beautiful area. Having some countryside left is such a unique thing in this day and age what a tragedy to lose that.

Current infrastructure, along with proposed plans for more residential homes in this area, will create a dangerous traveling situation on this stretch of road. Progress is unavoidable, but county must ensure that proper resources and planning are in place before embarking on these large projects.

I am not opposed to the owner selling the property. There are several ways for the property to be sold while maintaining the rural character of the area, mitigating the impact on traffic and schools while also enhancing quality and value of the adjacent properties. In the past several years two nearby smaller tracts (around 25 acres each) were divided into around 5-acre tracts and now have very nice homes on them that have improved the area visually and economically. This could be done with the Copeland Farm as well. I have spoken with a realtor who said there is a market for this type of property, not everyone wants to live in a PR type development with minimal yard and no open space.

I am trying to be hopeful, that the MPC Commissioners will take into serious consideration and review Impact studies of the traffic, roads, utilities, and schools. Most important, as a neighbor of the Copeland Property, an Impact study of what will happen to the drainage and flooding when the natural percolation of the land is disturbed โ€“ we have a lot of water coming across both sides of this property. Too often there is a reactive approach to fix a problem and not a good proven proactive prevention plan in place. i.e. flooding at various places in the Powell area, and previous issues with a failed retention pond just down the road from this Copeland site, on Childress Road in 2011 โ€“ link to The Powell Shopper article https://issuu.com/shoppernews/docs/powell-shopper-news-092611 I think a much less dense development would be a better option for this community and keep the environment impact on this area less severe.

The roads in this area cannot handle a subdivision of this size. This area of Emory Road is already congested as new businesses are being developed.

This will only serve to make traffic even more of a nightmare in the Powell/Halls area and tarnish the beautiful, untouched land. Leave it alone!
