Purpose:

This amendment aims to provide clarity and flexibility regarding allowable household pets and livestock while maintaining standards that protect the health, safety, and enjoyment of all residents.

Action Requested:
We ask the County of Parker to recognize the homeowner signatures on this petition as an official request to amend the CC&Rs and to take the appropriate steps under Section 4.5b of the governing documents to initiate the amendment process.

PETITION TO AMEND DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS FOR SUNSET RIDGE
STATE OF TEXAS – COUNTY OF PARKER:

We, the undersigned homeowners in the Sunset Ridge subdivision in Parker County, Texas, respectfully submit this petition to amend the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) governing our community.

Proposed Amendment to Animal and Livestock Restrictions:
We propose that the following language replace the current relevant section of the CC&Rs:

“Up to five (5) dogs or cats may be kept as household pets. Up to three (3) total head of horses or cattle may be kept on a lot. One (1) of those may be a donkey. Up to one (1) additional show animal, such as a steer, heifer, or rabbit, may be kept on a lot by a FFA or 4-H member residing on such Lot. Up to six (6) goats may be kept on a lot.

No person shall keep any animal of any kind that interferes with the peace, quiet, health, or safety of the community.

All pets must be properly restrained or confined to the homeowner’s rear yard within a secure fenced area or kept within the house.

Lot owners are responsible for maintaining a clean property, free of animal waste or odors that may be considered noxious to neighboring Lots.

All animals must be properly registered and tagged for identification in accordance with applicable local ordinances.”

By signing below, we affirm our support for this proposed amendment and request that it be filed with Parker County as a permanent part of the Declaration of Covenants, Conditions, and Restrictions for Sunset Ridge.
