Opposition to Loop 360 Development #SPC-2016-0453C 

Why?! This is the most absurd idea for a development in that area, surely anyone with eyes can see then problem with 360 traffic and overcrowding as is, not to mention the impact on the sensitive environment!

The use of the lot at 25 St Stephens School Rd as a sewage field is not legal under current zoning. Progress and building is ok. However, doing so illegaly must be stopped! Insist upon responsible, legal development.

I am most certainly against this development. It would make our traffic more unbearable than it already is and challenge our water and waste systems. This would hurt neighborhood house values and quality of life within the surrounding communities. Ellen Comeskey

This just isn’t fair to the homeowners in Rob Roy

Sewage in our neighborhood? Allowing development that is not sustainable within its own footprint is not the development appropriate to an environmentally sensitive area w/out a sewer system next to Wild Basin Preserve. This is not good stewardship, and should not be allowed.

Stay out of Rob Roy. What are you thinking about?

I fully agree with this petition. I'm very opposssed to the negative impact this has on our community and our home values. There's a better way to develop this property within its own boundaries and not encroaching in to our community. Please. Thank you.

Using a residential lot in an established neighborhood for a sewer field is insane. This lot actually has a single family home on it. Would ZAP approve a sewage field for a lot with an existing house in East Austin, Northwest Hills or other neighborhoods?

any project on this lot needs to be limited and restricted. It was intended for a small business development, not a multi-family development.

I would like to echo the feeling expressed many times here .. i am appalled and couldn't believe that a private residential lot is being used for waste disposal and at this scale. Please consider this and put a stop to this construction. It is a residential neighborhood and has been the case for years. thank you.

Dear members of The Commission- thank you for your public service. My concerns with this project are the dangers to our families from sewage being distributed in a residential area full of children. We are also concerned about the pollution and congestion from the increases in traffic on 360 and lastly there is not enough water resources for the area now so adding demand on our very limited supply is dangerous. Please revisit the plans for this development and require the developer to significantly decrease the scope/size.

Members of the Commission - thank you for your public service to this city. Your role demands that you balance the interests of providing housing to the ever growing number of Austinites and the interests of maintaining and protecting the things that make this city wonderful. The wildlife and natural beauty of 360 is one of this city's great treasures. Please do all that you can to preserve it, not just for the current residents but for future residents too.

I am concerned about the traffic and our schools. The building under construction on 360 and Bold Ruler is already an eye sore and we haven't even felt the traffic yet. They begin working often times before 7am waking up the neighborhood. Do not do this to our beautiful 360 scenic highway!

Thank you Rob Roy neighbors for all of your efforts to stop this development. I agree with all the reasons to protest. Moreover, 360 is quickly becoming a dangerous roadway with cars darting across. The area from the Granduca entrance, new Apple office building, and up to the Pascal light has wrecks all the time. The Apple office building is only partially used today, so it will get worse over time. Allowing this 67 unit apartment complex with 1-2 cars per unit will only exacerbate the drain on our resources (e.g., water, wildlife, space, trees, air, and hill country views).

Please to not allow this development.

How could such an irresponsible plan be approved? Rob Roy and the surrounding area are home to abundant natural wildlife who depend on this area as their habitat. How could spraying sewage on land in this habitat, which will then run off into our creeks be safe for these animals, or for the human residents who love this natural area and call it home? The traffic and safety concerns of adding more drivers to an already choked stretch of 360/Bee Caves Rd. are simply irresponsible. Anyone who could possible propose or approve such a plan does not care for the future of Austin and it's residents.

Summing up what I expressed in my email to the zoning commission, our schools are already over-crowded and traffic on both 360 and Bee Caves Rd. is already a headache. Our resources are strained, and devaluing homes in a neighborhood because of a developer's greed and neglect is not ethical. How about keeping our beautiful Austin hills green with trees? I'd rather have all those cedars than development of any kind. (And that's saying a lot!)
