Opposition to Case Number Z1500040, North River Village

I am opposed to rezoning this area for commercial development. This directly impacts my neighborhood negatively. People already cut through our neighborhood to avoid the light at Latta and Guess Rd. Traffic is a huge concern already. At 7:45am the traffic is backed up from Guess Road past the Lockhaven Hills entrance. More townhomes, families, cars going to the store will only make the traffic much, much worse.

I am adamantly opposed to any development in this space, especially for yet another grocery store. This development undermines the core reasons my family chose to live in North Durham. Please do not rezone this area.

Please leave the zoning as it is.

The planners of this project have expressed their belief that this development is all about creating a walkable neighborhood and moving Durham into the 21st century with sustainable development. I feel that this project is really about Publix establishing their store in an area that allows them to compete with Kroger and Harris Teeter, hopefully driving them out of business, and knowing that they can use these “walkable” and “sustainable” buzzwords as a means to getting what they want. This is a detriment to Durham as it could potentially lead to the creation of more abandoned shopping centers in north Durham if Publix is successful at driving their competitors out of business. There’s been this constant refrain of “we’re making a walkable neighborhood” throughout all of the public hearings. However, the last thing I would want to walk to is a grocery store. If I’m going shopping for the week, I’m not carrying 50 pounds of groceries home. If I forgot something and need to run to the grocery store, it’s usually right before cooking dinner and I need to do so quickly and I am not walking. Additionally, we already have 4 grocery stores within a 3-5 minute drive of that corner: a Food Lion on Horton Rd and Guess Rd; another Food Lion on Latta Rd and Roxboro Rd; Harris Teeter on Horton Rd and Guess Rd; and Kroger on Roxboro Rd across from West Point on the Eno. There are also environmental concerns as the development is but a stone’s throw from the Eno River and Easley Elementary School. The water runoff containing oil, gas and other contaminants from the large concrete parking lot would go directly into the river and the automobile exhaust could potentially exacerbate health problems for children at the school. The last major reason that I am against this development is the traffic. Currently, traffic on Guess Road, Latta Road and Roxboro Road (all of which would be affected by this development) is quite horrid. Adding a major shopping plaza would make things so

I am totally opposed to this rezoning! I am all about development in the right places. This is going to congest an already congested area, with another grocery store. How many grocery stores doe we need in this area. We already have 4! Why not put a park there for the people to enjoy?

There is really no need there are plenty of other stores and there are houses around that area there is absolutely no need for a store and house and restaurants right there it is very residential this isn't the city all those houses and stores and restaurants will defiantly harm the eno and also there is an elementary school right there that's dangerous for the kids

I live nearby and use Guess Rd. frequently. We have plenty of grocery stores within easy driving distance. Traffic at that intersection can already be hectic, without adding dense development. Leave the zoning as it is.

I live at 5207 Memory Lane. The main reasons I'm opposed is the terrible traffic situation that already exists and water quality issues.

Opposed to this development...as a Realtor and a resident if North Durham I moved to this Northern area of Durham because of the quiet, low traffic, and peaceful treed and less congested feel of this area of Durham. We do not need more shopping, housing etc or the traffic that will come with this development. Please keep North Durham the quiet, peaceful community we all moved here to enjoy. How about a park, community garden etc.

The area is saturated with grocery stores, and the addition of a Mixed Used zone on that particular corner would greatly interfere with the environment so close to a beautiful, serene city park. Not to mention the negative impact it would have on the entire community.

This land should stay in natural habitat as much as possible and zoned for residential only. We do not need an additional grocery store or commercial development here and the greatly increased traffic and congestion will negatively impact all adjacent neighborhoods.

This land should remain untouched and zoned for residential only. A Mixed Use zone will destroy surrounding neighborhoods and add commerce and traffic that we do not want and will adversely impact our daily lives.

Quality of life is really important and more noise, traffic, addition of a mini-mall interfers with life. We have plenty of grocery stores and other retail. NO REZONING

I fear if this happens without comprehensive infrastructure improvements I fear that I'll be killed on my daily bicycle commute to work.

The only thing north Durham needs is a 1-2 good restaurants otherwise easy access to other commercial businesses. Don't need or want any more concrete or strip malls up this way, just go away.

There are MORE than enough grocery stores & strip malls within 5-7 miles of the area now. Afternoon traffic is a nightmare already. Can't there just be well established neighborhoods that are left alone. It's similar to slash & burn in forestry, " Oh, there's a piece of land with just grass & trees, why don't we add cement, it would look SO much better! " JUST LEAVE IT ALONE.

Traffic will be a nightmare.

We do not need a mall,stores,homes in our neighbor hood. It is congested enough already
