Opposition to Case Number Z1500040, North River Village

I am very much against the change in zoning. Additional commercial space is not needed in the area, and would negatively affect the neigborhood.

Absolutely not! Additional stores and services are not needed here - there are plenty at Latta and Roxboro, at Riverview, at Sparger and HIllsborough, all within 5 or fewer miles. Mixed use would change the character of the neighborhood, to its detriment!! And the additional traffic would do the same, as well as contribute to tie ups and pollution.

I am opposed to the development.

Rezoning is not appropriate at current times. The Guess and Latta area is already suffering from high traffic at times and will further deteriorate after rezoning. Availability of retail space and grocery stores is sufficient with no need of improvement. Negative impact is expected on the neighborhood elementary school which is accessed from Guess close to the planned development site.

There are already empty buildings at the Willowdaile shopping center, which is only about .5 mile from this projected site. This is an absolutely ridiculous proposal. We can't even fill the store frontage we already have available.

We have a hard time getting from our subdivision on to Latta Rd. now. We do not need the additional trafic or the potential of commercial skyrocketing in that area. Roxboro Rd. is already a commercial zone. There is no grocery store between Latta Rd. and Roxboro. They need one badly. The ones we have serve us well.

Our house, which is in the neighborhood right beside the proposed development site, lies within a 5-minute drive of 4 grocery stores, each of which is within an already-underutilized shopping center that could benefit from having the stores that would go into this shopping center. How about we nix this rezoning and invest some effort in attracting more good businesses into those shopping centers? If we follow the Durham Comprehensive Plan, which considered all of this through a very careful, years-long process that included lots of public input as to what makes a city work, we would allow some residential development at that corner and commercial at already existing commercial areas. Finally, let's think about what makes this neighborhood great--its proximity to the clean, living Eno River. People have worked for 50 years to protect thousands of acres to make this river clean, and 20 years of bad rezoning decisions could foul the water quality with too much stormwater runoff.

We do not need more commercial development in this area. The proposal not only endangers the quiet, residential and natural beauty of this area so close to the Eno River State Park, it unnecessarily jeopardizes the existing commercial developments at the Latta/Roxboro Street intersection. Our loyalty should be to support existing businesses.

Once we allow this corner to be rezoned, then other corners north of us will follow soon after. The development will also likely cause more stormwater run off to creeks that feed into the Eno, which would impact water quality in the Eno, where we fish and swim.

We live in this area for a reason, because it's not congested. Plus we don't need the development. We also already have unresolved sewer issues in the neighborhood. I don't want all the extra traffic and people around my kids school. Also it's going to bring unwanted bodies into our neighborhood, Lochaven.

Durham needs to stick to its Comprehensive Plan, which provides sensible ways to expand the city, instead of allowing developers to rezone at will to build unneeded developments. North Durham is already saturated with grocery stores and under-used commercial space, and the proposed development would only exacerbate these problems. When you add in other concerns: increased traffic, proximity to Easley Elementary school, increased noise and light pollution, and environmental stress on the nearby Eno River, the smart decision for the whole community becomes clear. Stick to the Comprehensive Plan. No Rezoning for mixed-use commercial space.

Heavy traffic is already a problem at Latta and Guess Rd. Trying to get on to Roxboro Rd from Latta is rediculous with the long stop light there, also. This is such a congested area, surely there is a better location to put a multi-use area.

negative environmental and societal impacts will result from any change to the zoning of the properties at Latta and Guess. My family says NO to rezoning.

It is totally impossible to exit our neighborhood on to Guess Rd. now. New proposal would only increase this problem.

There is no need for a mixed use development since one already exists a few miles south.

Let's keep residential zoning intact.
