This is wrong for Northern Durham. We have 3 strip malls within 1.2 miles. They are not fully utilized to begin with. I am concerned about the environmental impact both re: traffic and also with the run off into the Eno River. It's all downhill from the proposed development. Thank you

Please vote NO on the rezoning for this initiative. The downsides FAR outweigh any benefits.

Unnecessary additional congestion in a residential area. Several existing shopping areas and high density residential areas could be refurbished to accommodate new Public and new residence

The rezoning and proposed development are both bad ideas for outside the goals and intent of the UDO and Comprehensive Plan. The supporters seem to be the people who will not have to deal with its effects on a daily basis.

Safety should be above all else. Traffic is horrendous and dangerous at peak hours now. The environmental impact is a serious concern. Do not rezone!

"[Patrick] Byker said there were 40,000 people near the proposed development that Halvorsen believed were underserved in regard to grocery stores."
There are four existing Grocery stores within a five minute drive of the proposed site:
Kroger, North Roxboro Road
Food Lion, North Roxboro Road
Food Lion, Guess Road
Harris Teeter, Guess Road
In this case, "underserved in regard to grocery stores" must mean "underserved by the grocery store Halvorsen wishes to build".
The proposed site borders Easley Elementary school. This should raise the bar for rezoning the site from residential to mixed use. What unique value does the proposed development offer to offset safety concerns? "New grocery store 5 minutes closer than the existing stores" is not a strong enough argument to warrant rezoning.

I oppose the rezoning petition. I moved to this area 35yrs ago because I was trying to get out of leaving downtown with all the noise and lights of city life. I chose this area because it was in the county at they time and away from all the big box stores and restaurants and businesses but they seemed to have followed me . Within 1 to 5 miles there are 6 grocery stores. 8 pharmacies. A COSTCO 2 Family Dolloars 2 Dollar Tree Oliies 1 Dollar General all of which I can obtain groceries if needed. there are over 20 eating facilites/resturants, At least 56 banks and I could go on and on of businesses I can access that I call within walking or biking distance should I choose. I do not feel we need anymore businesses in this area. It is already hard to get in and out of my neighborhood during rush hour. Plus people to avoid the heavy traffic on Latta Rd are cutting through my neighborhood on Casandra which is a DIRT RD considered by the city and alley way which is making it dangerous for people with kids and walking dogs because they fly through the neighbor hoods to avoid the stop light at Guess and Latta plus there has been increased crime in this neighborhood. Including someone going through my cars on Feb 7. I see this rezoning as causing more crime in the area. I am nearing retirement age and have decided if the rezoning goes through it leaves no recourse but to relocate myself in another county. I find that the city council of Durham lately is more interested in the financial revenue they can bring into the county and city rather than listen to their cities citizens. They have in my 62 yrs of living in this county approved over and over multiple business venues against the citizens wishes . It seems like it is time to move on away from my childhood residence to a township or county that values their citizens wishes rather than their pockets.

There are already plenty of retail locations within 15 minutes of northern Durham County. We don't need more! The negative impact of such development on the Eno River system and related drinking water supplies is not worth a slight increase in convenience.

The area is already much too congested and traffic is getting worse. The proposed development is too close in proximity to Easley, and the number of grocery stores already in the area is more than sufficient. The current infrastructure is not sufficient. And the impact this will have on the Eno River is too great. We do not need all of the negative impacts that this mixed-use rezoning will have on this wonderful community. This should remain a residential area.

There are so many other viable locations (lots) in Durham that house vacant buildings zoned for commercial use. Why disrupt a neighborhood that houses an ELEMENTARY school for another grocery store? Safety of our children BEFORE dollars... #norezoning

Northern Durham is already undergoing serious deforestation which is impacting our quality of life. The added traffic, for which there is no infrastructure support, will make life miserable for those of us who live in the surrounding area. There are FOUR grocery stores north of Horton Rd. That is enough!

Tearing up greenspace, impacting the environment, creating huge congestion issues, lowering the quality of life...all when there are already multiple shopping areas within a 2 mile radius seems like a decision that would only benefit the developer. Once they have their money, they will be gone, leaving the rest of us to suffer the consequences. Please, NO!!

We live nearby on Latta Road and we use Guess Rd. frequently. We already have plenty of grocery stores within close driving distance in our area. Traffic at Guess and Latta hectic enough as it is, without adding a more dense development. Please leave the zoning as it is.

I worry about the environmental impacts of rezoning to mixed use, as well as the traffic impact on our neighborhood - Lochaven Hills. I'm also concerned about the proximity to the elementary school and how little care seems to be put towards the safety of our children.
