Put the Publix in an idle shopping center, this land should not be rezoned for mixed use. There are two Food Lions, a Harris Teeter, and two Krogers in the immediate vicinity. We do not need more sprawl that creeps into our neighborhoods, we need to keep spaces near our homes that are not commercial.

. This spot is not on a good road and is right next to an elementary school and the Eno River. The Eno River association is against it and the City Planning commission voted against this 11 to 2.

Please have some value for land and nature, it is not "free", respect it as the natives did, use it as gift to be used with respect and only when necessary, there are enough commercial properties around, $ is not everything. Yesterday heard on NPR that US has the highest shopping space per person at 23 sq/ft per person, second was Canada at 14 sq/ft. Most shops are way bigger than required. Again, land, especially with trees, is a very valuable resource. I see so many commercially developed properties around here that is just sitting idle. If land had real value, this would not be the case. STOP this nonsense of just building without a real purpose. It will come back to haunt one day. Should we not be handing down our younger generations more nature than commercially developed properties of no use or value???

As others have stated, more commercial sprawl is not needed. Respect for the peace and safety of our neighborhoods and the natural beauty and wildlife around them is what we need.

We were initially pleaded to see the proposal, but even if it went forward exactly as promised there's too much at risk for our community & school. It seems such an unnecessary addition to an area teeming with groceries & strip malls

Don't need any more commercial amenities - we have plenty of them already, in all directions, within a 4-5 mile radius. How about a park/playground/soccer field instead?

Too much traffic already as well as strip malls with satisfactory close by grocery stores. Better to work with what we already have instead of building new.

We should be focusing on reducing sprawl, rather than adding to it! If a grocery store is truly necessary, please improve or redevelop already existing buildings. Big box plazas and strip malls are sitting empty across Durham. Why would we waste land and resources on more?

As has been stated in the petition and by petitioners, this proposal will do nothing to enhance and better serve the N. Durham community. And another 30 acres of natural habitat will fall victim to the same fate as the two devastated plots of land on the north side of Infinity Rd. It should be noted that any development of the NE side of Roxboro & Latta would only serve to create an even more impossible intersection of traffic problems to what already exists.

No rezoning of this parcel, please! This area does not need more shopping centers. There is shopping at the corner of Horton/Guess Rds and at Latta/Roxboro Rds. Let's take care of what we already have, not create more just to have more. Please!

Dear Council Members,
I wanted to voice my opposition for the proposed zoning change on the corner of Latta and Guess Rds. I am very much against this rezoning change. I do not feel that we need commercial hubs on every corner. We do not need another grocery store within such close proximity to 2 Krogers, 2 Food Lions and a Harris Teeter. There are many other already existing locations that could be renovated for commercial properties, instead of converting new space. There are also other areas nearby that are zoned commercial that would benefit from positive development, they might cost more up front and that is why the owners and developers want to take this residential land. I know that areas grow and develop, but I put my faith in the UDO and the reasons that land was deemed residential, commercial or mixed use, were for very good reasons.
Also, we can’t force any “good restaurants” to come and stay in this location. We could very well wind up with a dollar store or a variety of low end strip mall businesses that could encourage a high turnaround. This entire process so far has been a series of beautiful but empty claims from the developer's team. Nothing is for sure but everything is promised. That level of trickery is dangerous and leads to people going straight to the assumption that a Publix and a few great stores will be placed in this area, when there is no guarantee as I said earlier.
I also noticed how excited people were over the traffic changes that the developer has promised, but I do not feel that what they are proposing is enough. Looking through the proposal, as Commissioner Miller said, there are no improvements to the streets off of Latta. Add to that, an already horrible situation at Latta/Rox/Infinity- and the increased traffic from this development will be mind-blowingly stressful. I also wonder how traffic going south on Guess will handle the increased traffic from a proposed faster flow.

I am against rezoning this area. We have several shopping centers near. There is a spot on Roxboro Road already zoned for commercial use right around the corner. No need to add to strip centers that are rapidly deteriorating.

Land Preservation, especially associated or next to our Conservancy Parkland, merits top priority and any plans for development here need to be carefully scrutinized.

I do not believe this is really mixed use, we do not need another grocery store, and if we allow any rezoning on this area on the north side of the Eno River, we should hold that development to meeting a higher standard for Stormwater management than the minimum criteria. In fact, we should hold them to the L I D standard, which will help protect the millions of dollars of investment that our community has made toward a clean, healthy, and living river at West Point on the Eno park. Thousands of people swim and fish and the stretch of the river just downstream of the proposed development, and we should not allow any impacts from new development to leave the site.

I oppose re-zoning. It shows that planning is meaningless. Also, we have enough traffic congestion in the area.
