OPPOSED to developing Pleasant Dr/S Mineral Springs/Holder Rd

The roads need to be expanded before any new neighborhood is built!

Road capacity on Sherron Road, Mineral Springs, 70, and Miami Blvd is already at over capacity during rush hour. These roads need to be expanded before additional neighborhoods are built. Thank you!

Our roads cannot accommodate the traffic as presently constructed. Widen the roads then you think of adding more housing.

No more houses, apartments, condos, stores. We DON'T need more !!!!!!

In the 5 years since I have moved to the area, housing developments have gone up quickly and haphazardly. Our roads can't accommodate all this housing. We need more infrastructure to support this development. We are considering future design of our CITIES because of natural disasters so a little forethought into the design of neighborhoods would not be that hard.

Traffic is already out of control during rush hour. Before we add more homes to this neighborhood, work needs to be done to expand the roads.

When is enough, ENOUGH??? I feel as if we the residents are becoming more like rats in a maze. Too many people living on top of each other and most families have 2-3 cars. The pollution alone is crazy, but the traffic will be unbearable!!!

I am opposed to further development in this area. We have a dangerous traffic issue in this area as is. Due to other development in this general area, wildlife such as fox, snakes etc are being forced into neighborhood setting. New development is only going to increase these issues and add more.

There is only one outlet on Mineral Springs between 98 and Sherron, Pleasant Valley, which is also a two-lane, poor visibility road. Mineral Springs meets 98 at an elementary school, but has not been repaved or repainted near the school in the 8 years I have lived there, so the school zone paint is almost invisible. There is also only one school zone sign which has been grown over by trees and does not sit perpendicular to the road. Within the past 9 months of 2017, rush hour traffic has literally slowed to a crawl. We experience bumper-to-bumper traffic driving east on Miami Boulevard to the Hwy 70/Mineral Springs interchange, or north on Hwy 70 to that interchange, all the way through to the traffic light at 98 and Mineral Springs. The commute between 7 am and 9:30 am, and 4 pm to 7:30 pm, takes us between 30 and 45 minutes ALONE. The city of Durham, county of Durham and state of North Carolina have not put road projects in our area on the budget for years. In addition, the current freeway project from Hwy 147 to I-85 will not help lessen traffic on this stretch of city road. Unless Horath Associates will pay for an alternative route that takes drivers off of Mineral Springs Road, that will widen Holder Road to four lanes, add a stoplight at Holder and Mineral Springs, and adds new exit routes to the one or two newer developments that back Holder Road from Mineral Springs, this project cannot and will not go forward. I moved to this area (Oak Grove and surrounds) in 2009 because of the affordable housing and how close it was to downtown Durham, Brier Creek, RDU and RTP, where I work. I would never begrudge another family the chance to enjoy what mine does. However, the developers who have erected new neighborhoods off of Mineral Springs Road in the last 2-5 years have created an infrastructure nightmare. Their are too many units squeezed too tightly together, with the only major route out of the neighborhood being Holder or Mineral Springs Road. This has led to constant traffic on Mineral Springs Road, which is dangerous for the following reasons: The speed limit on Mineral Springs Road is the city speed limit (35 mph) but because Mineral Springs Road is still considered (by the city at least) a rural area, drivers routinely use 40-50 mph speeds on a curvy road with limited visibility. Houses along Mineral Springs Road between Sherron Road and Hwy 98/Holloway Street are very close to the street, leaving no room for further widening of the road. Mineral Springs Road in this area has no sidewalks for safe passage for walkers. Many residents walk on this road routinely and are in danger of being hurt. There is only one outlet

Totally against this unless rezoning includes widening Mineral Springs road!!

There's already way too many accidents and traffic. Adding more houses without adding additional infrastructure is not only unwise but unsafe.

Really not interested in more cars trying to get through the light on Mineral Springs and Sharron. Need to add more roads before this can be considered.

The traffic in this area is already very congested and backs up terribly on both Pleasant Drive and Mineral Springs Drive. In addition, with the changes coming to 70 (Lynn Rd is to be intersected with Pleasant Drive), and this is only going to get much, much worse! The road infrastructure needs to be addressed before adding additional housing to the area.

Traffic on Sherron Rd near the Mineral Springs Rd intersection is horrendous between 7:30 am and 8:30 am. Traffic issues need to be resolved before more developments completely shut down our roads in the morning.

Improve the roads and utilities First before any new development

The current infrastructure does not support yet more development in that area. Dangerous situations occur traffic -wise during the tremendous backups and increased volume.

I am opposed to the development of the 51 acres.
