This is unacceptable. The traffic near Nesbit school is already terrible. I can’t imagine how this would affect it.

Please don't build apartments on Marine View and Old County Road, Mountain View and Old County Road and Dale View. Sterling Downs can not handle the traffic that these sites will produce.

(1) concerns of lack of plans for infrastructure improvement (2) concerns about traffic which will go from terrible to worse (3) concerns about parking (4) concerns about loss of commercial / light industrial space for our small businesses

I’m in favor of housing but it needs to be spread throughout Belmont or we will create a segregated community. And there needs to be some parking as well as maintenance of community, not just people and more people all in one small area of town.

I acknowledge I don’t know the layout, have not studied the plans in Belmont and space situation, it would be nice to give some break on the residence in terms of traffic and build out.

Having an extra 600 people move almost next door is going to have a huge impact on traffic and parking. The newest building at 815 Old County has only one parking spot for each tenant-one! That means there will be extra cars parked near our community that is already impacted as it is. This was not a very well thought out plan and little consideration for other people who will be directly affected!

Spread the housing equally across all of Belmont and limit heights. Don't rezone businesses. Remove the megasite on Old County Rd at Mountain View/Marine View Ave and the Dale View site.

Don't make Eastern Belmont bear most of the responsibility for new housing. Traffic on Ralston St., Hiller St., and Old County Road will be unbearable if you proceed with the housing mega site on Mountain View and Marine View. Traffic is already heavily impacted by developments in San Mateo; Hiller Street will be the thoroughfare to the complex just like it is for the developments in San Mateo. You can spread the housing equitably throughout Belmont without raising building heights or negatively impacting an entire community. Increased building heights block the sun and lead to higher air pollution on the ground. Please don’t lower the quality and safety of our lives in Eastern Belmont. Be equitable.

Large, 4+ story housing developments are incongruous adjacent to primarily simple one-story homes. Increased traffic, reduced street parking, overused public space (ex. Alexander Park), and the subsequent loss of small businesses will unduly and inequitably reduce East Belmont's current quality of life based on the existing Housing Element Draft.
Regardless, all future high density housing plans wherever they land should at a minimum require the developer to provide 2-3 parking spaces per unit plus surplus parking to alleviate the street parking concern. Failure to do so will create street parking issues spilling into the SFH streets. Specific East Belmont examples of this issue are OCR and Crest View Ave. due to the Crestview apartments and Laurie Meadows Dr. due to the Laurel Crossing apartments - both not adequately designed for sufficient on-site parking. Additionally, dedicated on-site cutouts should be required for the courier/Amazon trucks or, due to the nature of high density housing, these trucks will be blocking through traffic for extended periods of time.

Build 3 stories max. Anything larger will close us in.

In the Regional Housing Needs Allocation (RHNA) Belmont is required to build 1,785 new housing units in the City by 2030. But the City has already reported that 900
units are in the pipeline, under construction or planned that will count towards the goal. Why is there such a rush to increase this unit number past what is required. MORE is NOT BETTER. This is not a race. The neighborhood aesthetics will be dramatically altered with apartment towers dwarfing single story homes. Please keep existing height limits as they are.
The Belmont Village Specific Plan was adopted in 2017, and not yet 5 years old. Why is there such a rush to modify what was so diligently and meticulously planned?
Construction will also have significant impacts on Air Quality and Noise to the existing neighborhood which requires mitigation measures per the EIR findings.
Please address the problems there already are before adding more height and density in Eastern Belmont.
