Blackwell is already too heavily traveled for a two lane road. Rezoning For higher density will NOT increase the county's tax base and WILL. Decrease the quality of life for those of us who ARE tax base.

Our home is on Ebenezer Road and will be right next door to this proposed development. We purchased this home less than a year ago because of the quiet and beautiful area. It has been ideal to raise our young family in "the country." Now we feel completely blindsided that we may be closed in on with a development of any kind. We already have traffic issues. This will not benefit out school district. It is completely out of place as there is nothing to walk to even if sidewalks were put in. No to rezoning. No to building homes on top of each other in this area.

The proposed development is not compatible with the density of the existing surrounding neighborhood and single family home land use. There are several other senior living developments in our vicinity off of four lane divided roads (East Piedmont, New Chastain/Bells Ferry, and further north on Canton Rd). Several of these developments have been under construction for almost 10 years now and are not yet completely built out. It would be far better for this property to remain as R-20 and reasonable sized single family homes on 1/2-3/4 acre lots be built. Homes around 1,800sf and under $300,000 in this area would be viable. If a mix of homes (ranch, 1-1/2 and 2 story styles) were built it has the potential to be a true neighborhood which could attract multiple segments of the market from young families to empty nesters allowing for the tax base to grow while maintaining the opportunity for senior homestead exemptions.

I am opposed to the over development of this property because the congestion of our area is far too great as it is now. I have lived here for 30 years and have loved this community but there is such a thing as over development.

R-80 is far too dense! This code allows for high density multiple dwellings with a minimum site area per dwelling of 125 Square meters with 16 sq. meters of communal area. R20 is far more reasonable for this part of the county. It allows for single or grouped dwellings with an average site area of 500 square meters per dwelling and a minimum outdoor area of 30 sq. meters. I do not think it is either reasonable or prudent to cover this beautiful piece of land with as much crowding as possible.

I am shocked that R80 zoning is being requested by these developers! More congestion, more accidents, less beauty along Ebenezer. Please, NO!

I was born and raised right here in this area of Cobb. I still live here and work here at a Cobb County elementary school. I think it would be so sad for this mostly open green space to become high density housing. I really don't feel this business fits in with the current single family homes its surrounded by for a few blocks. I understand the owners are selling the property, I just don't feel the zoning change is good for the area.

No need to keep filling up the area with more close-to-each-other houses. Streets are getting congested; schools are at maximum capacity; not enough shopping or supermarket places to serve a bigger community; too many vehicles getting in. Quality of life of actual residents will decrease. Do not approve this re-zoning plan!

I am having to move out of my home because my landlord is going to jump on this boat ride because she wants to put five houses on her land.. so to do that she has asked us to move out.. Renters before me told me she has been trying to do this for years. Our landlord said no sweetie you can stay here and will not have to move, maybe you can do a lease to purchase, two months later she said let me think about it.. Jan 13th she asked us to move out by Feb 1st, .... So I hope no one moves into the house.. Beautiful land area and all.

I oppose the change in density to the tract on Ebenezer which backs up to my neighborhood. That high density is not in keeping with what is around it. I'm also concerned about runoff and impact on the stream that runs through my property.We will be assessing it preconstruction and during construction of any kind to determine impact. Also I am worried about traffic on that little road.

Traffic is terrible on this road in the morning and afternoons. We would never be able to get in or out of Addison Elementary school if this was re-zoned.
