Oppose Re-Zoning of Land Parcels on Ebenezer Road

The existing zoning for this area is there for a reason. What does the Future Land Use Plan show for this property? Too much density does not improve the area it just puts undue burden on the land and its residents. If the developer can not afford to develop this property at a much reduced density then he needs to look at property somewhere else. I am not opposed to reasonable development but 75 houses on 15 acres is just too many. Also, traffic is bad enough without adding 75 houses with 2 cars per house. What does the traffic study show?

Impervious surfaces: Where will all the rain drain to? With that many roofs, streets, walkways, etc. there can not be adequate green space to accommodate all the rain runoff. Density needs to be much less.

I object to the re-zoning proposal on Ebenezer Road! I've live in Cobb County since 1992, , we do not need any congestion! This will only encourage long-time residents like us to relocate further north to Cherokee Co.

Cobb must stop using every last tree-filled space and open field for expansion. This is alarming to watch and will ultimately change the feeling and lifestyle of our county. The trees and wildlife are suffering…money isn’t the only important aspect of keeping a county viable.

I object to the proposal for rezoning to ANY dense housing development on Ebenezer Road. The primary reason for our selecting this neighborhood was the semi-rural feel and the lower population density. The proposed development would put too many residences in too small of an area. Just as if this were a proposed apartment complex, the resident density is not wanted in our neighborhood. Please - NO!!!!!!!!

75 houses on 15 acres will be too much for ebeneezer rd. to handle as it is only a two lane road and already busy. there is little chance of being widened since the building of sidewalks on two sides. too many houses on so little land will probably be low income as well and only add to the increasing problems we already face.

we already have way too much traffic and the new developments already under construction will add to that tremendously. It's normal now to sit through the traffic light at sandy plains and Post Oak tritt 3 times in a row before getting through the intersection. Plus I always enjoy the drive down Ebenezer precisely because it does NOT have this kind of development! I moved to this area to avoid this kind of thing.

Too many houses for a rural, family residential area. Most RSL developments are on larger roads. This doesn't make any sense.

Any proposed zoning changes should be put to this simple test... Will these changes influence the value of nearby homeowners fairly? ... It's that simple. I am strongly opposed.

For all the reasons already mentioned...What a horrible idea to take away something so beautiful. ..which will add so much more traffic to our beautiful area.

We live on Maybreeze Road near this property. There are young children who play outside and who walk to school on this road. People travel way over the speed limit and I can hardly cross the road to walk my dogs. We cannot tolerate more traffic on this road.

As a homeowner for more than fifteen year just around the corner from Ebeneezer I am strongly opposed to this proposed zoning change for all of the reasons mentioned so far. This is a horrible idea that would only benefit some greedy developers pockets and do irreversible harm to a wonderful community.

Requests for rezoning in recent years have never been denied in favor of maintaining quality of life for current residents but an obvious tax revenue generator. Please stop rezoning in order to reconsider the already overburden on our infrastructure and increasing poor air quality due to noise and pollution generated by traffic and construction. Thank you.

This community cannot accommodate such a large amount of traffic! If you're doubtful, please come by to Canton Road or Shallowford during rush hour, and imagine 76 more cars on it.

I am reminded of the Joni Mitchell song: "Take paradise and put up a parking lot". Now that you smile...this is not a smiling matter. There are 400-500 single family residences in this immediate area. Many if not the majority invested in their homes, a primary asset, because of the quiet nature of the community. This expansion, once as many as 75 homes on about 16 acres, is far too dense for the area. There is a misconception about "traffic" as the builders assume the 55+ population will "stay at home". The reality is a 55+ person has as many as 15 more years of work...and to pay for these "homes"...maybe $350-400K...will mean either one very strong wage earner or two. This is an area of R-20...and the builder does not want to do that..."does not make enough $$$" for them. Sad to imagine a small group with outside investors...trying to advantage 400-500 families...whose homes are largely far less valuable than these. "Just say No"...this should be R-20 as all of the other development. Ed Forrest, Marietta, GA. USA
