NEWS FLASH!!!!!! I just received notice from the Washoe County Planner assigned to the applicant that DR Horton has withdrawn the application to amend the Master Plan!!!! This is great news! However, we cannot put this issue behind us. We must now determine if DR Horton will stick to their word and NOT purchase the land as the representative stated at the last neighborhood meeting. I am also currently working on determine the legitimacy of the front lot retaining its LDU zoning despite LDU not being an allowed regulatory zone per our Master Plan. It would have either required an exception in the Master Plan to have been allowed or it was an oversight that should have been caught and changed by Washoe County. That then applies to the extensions on the "approved" development plan that calls for 46 dwelling units/23 duplexes on the smallest parcels possible. Which is in direct opposition to our Master Plan character statement. Anyone living directly adjacent to these lots, on Jeppson or Zolezzi - please email me at [email protected] ASAP!

It is his job to represent the residents of his district. Sadly, his track record is in favor of development, at the cost of his constituents. Zoning is a convenant that a buyer relies on when purchasing a home. This change will cause significant impacts far beyond 750 feet adjacent to the development. Utilities must notify property owners with a 3 mile swath and a power line will not increase traffic, impact schools and all other services as this change to zoning will. I strongly object to this change. A competent property owner (the owner requesting the zoning change) would not purchase a property if the zoning would not allow them to build the number of properties required for them to make a profit. I question their capabilities if this is their starting point.

I do not beleive that Zolezzi can handle anymore traffic. Trying to exit from Valley Springs can be a nightmare as the traffice coming down the hill is extensive. Having this many additional homes and the traffice that goes with them will never allow anyone to come or go on Zolezzi. In an emergency, I don't know how anyone would be able to get out of this area. No changes should be allowed to this property than what is already allowed on the property.

TOO MUCH CONGESTION ALREADY IN THIS AREA. I LIVE ON JEPPSON LANE. THERE IS ONLY ONE WAY OUT AND IT IS ON TO ZOLEZZI LANE. THE TRAFFIC IS SO HEAVY I CAN'T GET OFF JEPPSON. THERE NEEDS TO BE A TRAFFIC LIGHT INSTALLED THERE. ZOLEZZI IS LIKE A FREEWAY ALREADY..When Horton STARTS DIGGING ON THE BACK LOT AND FINDs Indian artifacts... We will be watching and ready to call the historical society..

It is the County’s responsibility and duty to protect the rights and safety of its residents. Beyond the nuisance that additional traffic creates, the Commission MUST consider the very real problem of fire evacuation with the DRAMATIC increase in development and resultant increase in population with insufficient roads for emergency evacuation.

I oppose the proposal to increased DUs allowed per acre on MDS lot off Zolezzi Ln. And Jepsom Ln.. This does not follow the master plan of the area and will increase traffic issues that already exist due to the Montessori School adjacent to the property.

I strongly oppose any effort to increase the housing density in the Thomas Creek Suburban Character Management Area that would diminish the maintenance and preservation of the rural residential character of the Southwest Truckee Meadows.

We already have enough high-density coming in; I vote NO to increasing density beyond current zoned 3 du/acre!
