Buildings exceeding three stories would negatively impact the character of our town and increase the density in non-residential areas forcing more of our struggling small businesses to close.

The Comp Plan shows areas planned for PUDs. Even that will signficantly change the character of the Town, but as written, this code would allow PUDs anywhere but the residential zones. Downtown and all corridors, maybe even some parks, could be filled with 4 story condos. With no limit to "attainable" housing, they will be 2nd homes for vacationers.

Strongly oppose both the method of rezoning ALL non-residential areas as well as building 4-story and higher density mixed use projects. Rezoning should be considered on an individual basis using existing procedures.

We are seasonal residents who, along with many friends, have loved visiting Estes Park. There are creative ways to increase density in appropriate, targeted spaces. But the broad brush approach taken by the proposal threatens to destroy what so many hold dear.

I realize that Estes Park may need a little more density - but 4 stories is too high !
Also what kind of buildings and businesses would these tall buildings be for ??

I've watched EP change over the past 15 years. I believe this proposed change is NOT in the best interest of EP as a whole. Please do not support Proposed Ordinance 17-24.

We must protect the integrity and beauty of the gateway to RMNP. We need housing but never at the cost of preserving our views. 4 stories are city dwelling’s to mountain town. Continue your pursuit of run down accommodations that can be improved/ modified
