Oppose construction of 8 units Fayetteville Zoning Case

Building 8 multi family units in an area that is not suitable for such is a terrible idea for the lake and all who reside on and around it. Greedy developers who only care about profit and not protecting habitat, wildlife, people. Building on this flood zone puts so many and so much at risk!

It is pretty insane to put a building that accommodates 8 apartments in a single home family unit.

Please do not build 8 units on a single family lot. This is not a good addition to the neighborhood nor the wetlands/wildlife habitat.

I wholeheartedly oppose the construction of 8 units plus parking for 8-16 cars on a single family lot!

8 family units should not go in a single lot that is in a flood zone!!

Fully support this petition. It is so shortsighted to continue to allow clearing and building in wetlands. The damage can never be corrected. I saw this all around my sisters home in Wilmington where building had taken place on wetlands and the flooding during hurricanes has become common place in areas that did not flood prior to the building.

Wetlands are so important and that area floods quite a lot. The water being able to rise in that low area when needed keeps the water away from existing homes.

McFayden Lake Association requested this Creek Entry and specific site along with the One at Morganton Rd be zoned Conservation in December of 2008. The City Zoning staff recommended Conservation zoning for the areas mapped as floodways and flood plain. This recommendation was in keeping with the 2010,2020,2030 Land use Plans as published. This recommendation by City Zoning Director Jimmy Teal and staff,( we have a printed copy) was subsequently not enacted for political favor because LESS units would fit. That action expired for non performance and perhaps that previous developer realized the flood dangers. Another point is, Hurricane Matthew deposited acres of 6 and 7 feet deep sediment after the Loch Lomond Dam failed and settled out dirt while washing out Bridge at Offing abutting this site. The City, NOR STATE REMOVED SEDIMENT. THE FLOOD PLAIN IS INACCURATE SINCE IT DOES NOT TAKE INTO ACOUNT THE "BOTTOM OF THE LAKE IS NOW LITERALLY HIGHER WITH DIRT AND DEBRIS . ENGINEER REPORTS SHOW MCFAYDEN LAKE RECEIVES STOTRMWATER AND SEDIMENT POLUTION FROM 36 SQUARE MILES OF THE MOST HIGHLY DEVELOPED AREA OF FAYETTEVILLE. IT IS A FACT THAT THE LAKE ACTS AS A STORM WATER RETENTION POND, AND EVEN ON A SMALLER SCALE,,THESE PONDS REQUIRE DREDGING AND MAINTENANCE. THE STATE OR CITY STORMWATER WLL NOT PROVIDE THIS SERVICE. THE ACTIONS AND INACTIONS OF OUR LOCAL AND REGIONAL GOVERNMENT ARE CAUSING OUR DAM TO BE MORE AT RISK. MORE DAMS HAVE FAILED IN OUR COUNTY THAN SURVIVED. THE DAM WAS NOT DESIGNED TO RECEIVE ALL OF THE STORMWATER IT IS RECEIVING, AND THUS WILL REQUIRE MORE FUTURE ASSISTANCE IN STRENGTHENING. THE AVERAGE LIFE OF AN EARTHEN DAM IS 50 YEARS. HOMEOWNERS HAVE ALREADY PAID CLOSE TO 2 A MILLION DOLLARS CUMBERLAND COUNTY LOANED EACH HOMEOWNER TO REBUILD WHEN THE DAM FAILED PRIOR. THE NEW CITY POLICY SPECIFICALLY WILL NOT ASSSIST MCFAYDEN . The city should start thinking about beatifying these lots. I think a dog walking area would be great. Its not much to ask for since all the city parks are near or east of Downtown.

The city is already not taking care of the street run-off that causes problems with the lake. Reducing any wetlands will only compound the problem. Is the city going to dredge the remaining lake to balance reducing the wetlands?

The fact that the city approved this zoning request is shameful. No sensitivity to our wetlands and neighborhood.

I oppose the construction of 8 units zoning case PND21-002 in flood/wetlands at Offing Bridge and Georgetown Circle Corners. This is a sensitive Wetland area and construction will disrupt wildlife habitats, and aggravate the problems we already have with sediment run off and flooding.

I fully support this petition. It is extremely important to preserve and protect our wetlands in both urban and rural areas as they are essential for clean water and our habitat. Building on wetlands that are also in a flood zone will also be dangerous to people and structures they might inhabit.

Fayetteville needs to be more responsible to its citizens in zoning. Too many environmental problems are created by not enforcing correct zoning in our city
