The proposed rezoning violates the premise under which so many of us have bought our homes in this subdivision. Specifically we chose to buy a house in this relatively higher priced subdivision for some of the amenities and the character of the subdivision. to have different constituents and needing new or modifying existing amenities, and introducing lower priced homes will affect the values of current homes. Furthermore, we see a very healthy number of new homes being built at the current time, which counters the argument there is need for lower priced home. thank you for your consideration

I AM AGAINST THIS FORCEFUL REZONING. THIS IS NOTHING BUT A BAIT AND SWITCH ON PART OF THE DEVELOPER. WE INVESTED A LOT OF MONEY IN THIS NEIGHBORHOOD AND REZONING IN ACCORDANCE TO THE SOLE WISHES OF THE DEVELOPER WILL NEGATIVELY IMPACT THE OVERALL FELL OF THE COMMUNITY AND HOME PRICES ALL AROUND THE BELLMOORE PARK AREA. I STRONGLY OPPOSE THIS REZONING PETITION.

Regarding 1800 square foot homes, virtually no one is in favor of this ANYWHERE in BMP. And if this is approved, there would be no reason why TPG couldn’t ask for a further rezone to another Pod once this precedent is set. It is NOT consistent with what Bellmoore is or was originally marketed as. The Providence Group has built courtyard homes in several other communities; all at 2500, 3000 and up in square feet. The Providence Group has never built an 1800 square foot courtyard home (according to their website), so why in Bellmoore Park? We bought into Bellmoore Park based on their stated vision of this to be their flagship community. So why build these small (apartment-sized) homes here when there is nothing closely compatible in this area? For the above reasons, we respectfully request/urge the Johns Creek City Council and Planning Commission deny The Providence Group’s rezoning request, RZ-17-013.

The current zoning allows for the same number of homes, we are not requesting any additional density. Similar zoning already exist on Bell Road.

This zoning is the same density as the current plan.

Judy, This is the largest demographic segment in the country and in Johns Creek, we do not have enough housing in Johns Creek for affluent active adult buyers who want to live in a highly ammentized gated community.

This proposal is the same number of homes and based on the demographic targets, it would lower the traffic count.

This is the same density as the original plan - just a better housing type for active adult buyers.

I strongly disagree with TPG Homes trying to build high density homes both within Bellmoore Park or any where in the vicinity on Bell road (which may potentially happen) if TPG has their way.
