RE: Proposed Material Change of Use Application for Seven (7) Storey Mixed Use Development Comprising: Café, Convenience Shop and High Rise Apartments on land at 21-23 Albatross Avenue and 4 Lavarack Road, Mermaid Beach and described as Lots 1 & 2 on RP82696 and Lot 0 BUP12798. PN26436/01/DA1. MCU 2800133.

 

As a local resident and part of the development of 21 - 23 Albatross Avenue and 4 Lavarack Road, Mermaid Beach I am writing to obtain your help in showing Council Officers that there is significant public support for the proposal. When preparing the design of this project, we took into consideration the historical significance and convenience to local residents of getting their paper, milk and bread etc from the existing corner shop and decided to build with this in mind.

 

The outcome was a convenience store, a café close to the beach and some very innovative apartments designed to be ecologically sustainable while providing spacious and private living close to the beach. The design will incorporate state of the art environmental products to lower our carbon foot print, achieving a minimum 5 green star rating and in addition setting a precedent for future buildings not only in the surrounding area but the Gold Coast as a whole. We now ask you as local residents to support this development bearing in mind the current state of the sites and the buildings constructed on them and what the proposal is for future.

 

 The application is impact assessable; although it has a seven (7) storey 1980s type building in front of it and a 4 storey building to the south. The development will also include significant streetscape works including landscaping, public seating and bike racks and the relocation of the loading bay on Albatross Avenue to Lavarack Road to improve pedestrian and cyclist safety. A series of before and after photomontages of the site from all angles are attached for viewing. Finally some progress for our street. The shop has been looking so run down lately and this is exactly what the area needs to look a bit more modern.
