Please vote against this development-
At the same time as we are looking to secure undeveloped land for parks - we should not also allow for (approx) tripling density on this parcel.

Neighbors, going to the hearing is not enough. You must constantly bug the commissioners. Be sure to send lots of emails and, especially, request a face-to-face with each commissioner (especially District 1 and the Chair). Also, go door-to-door with your petitions and get those folks to email, call, and come to the meeting. (I know this from sad experience.) You cannot be complacent and think that a petition will be enough.

Please share awful detail I noticed,
Please look at the NorthWest corner of the Z75 site plan and notice how the NW cul-de-sac has no houses planned for the northside so a road could easily be built to the next phase of a development just as Windsong Bel Air is doing off Bullard Rd. For sale signs went up yesterday on properties adjoining to Z-75.
Say no way to Z75 or the whole corner will be more dense than the claimed "3 or 2.9 homes per acre" because of a loophole in the zoning RSL code. RSL can include creeks and wetlands when calculating density.
R30 requires creeks and associated buffers NOT be included when calculating density. Therefore, the REAL density of Z75 as proposed is about 5 homes per acre.
If RSL is granted here, then it establishes and will be a reason for future high density builds which could go as high as 5 per acre. Please keep sharing the ipetition!

Too many houses for that small of an area. Too many homes for the schools. The road cannot handle that much traffic. It is already bad!

Please! We don't want a high density property in West Cobb across from Kemp elem. school. Traffic in that area is already horrendous!!

We have lived in Brookstone II for 27 years. We moved here because we liked how it felt--undeveloped as opposed to East Cobb where everything is crammed in. I have taught at First Presbyterian on the Square for 27 years and in the time we have lived here, my travel time in to work has gone from 25 minutes to 55 or 65 minutes on a daily basis. That is horrendous! I have watched with increasing concern the number of neighborhoods and the type of neighborhoods being stuffed into available land, and we cannot sustain this. I do not want high density developments going in. Not only do they affect the traffic, but the loss of trees seriously affects the heat index for our community. The AJC published a study a few years back about the changes we are facing with the massive loss of trees for building. There are all sorts of factors that make additional building, especially those projects with high density, very undesirable.

This is a not a good idea!!!!! A park is a good idea.
We are already worried about the new subdivision going in that will have 200 homes and now this. My husband, two daughters and I live on corner road in cedar mill. We bought here so the girls could go to Hillbrove high school. There is talk that they will not now just because of this one. If another is added that is just as large it could kick us out of the Hillgrove for sure. Our property values will dramatically decrease if we are not in Hillgrove.
Also, traffic is horrible on lost mountain between the hours of 4:00 to 6:30. Not just on our side of Dallas highway either. The opposite side, Mars hill, is really bad as well. Do not believe a neighborhood there would help at all.

I am 100% opposed to this reasoning. Traffic is already terrible and I can't imagine we need so much senior housing concentrated into such a small area. Enough residential subdivisions and 55+ communities already!

I am against any more development in my area. The traffic is already impossible weekdays from 3:00 to 7:00 in the afternoons & the mornings are just as bad. We can never turn left out of Amberton during drive time hours. Lately there has been a wreck once a week anywhere from the intersection of Dallas Hwy & Lost Mountain down to the entrances to Amberton & Oakleigh
