I oppose Ordinance 2020-09. Our community should not be treated different tha. Established Citywide Codes. This hearing is ilegal as ot was never reviewed by Planning and Zoning.

I am against ordinance 2020-09 item#21. We recently moved into this neighborhood and the main reason we did was no hoa. In my opinion once pembroke lakes is formally labeled as an hoa it would decline property values not increase them. No small amount of people should be able to make a decision for the rest of the community, its unconstitutional and the city is trying to pull a fast one by having the code and compliance department of pembroke pines uphold the outdated opinions of an outdated hoa. I bought under the impression that we are to follow pembroke pines city code and vote to keep it that way.

Just moved into the neighborhood and was not aware of an association taking decisions on everybody behalf when the rest of the pembroke pines does not enforce it.

I own a boat and at times leave it in my front yard for a few days, sometimes a week. We pay for storage $175 a month. I personally do not like to leave our boat in front of our house. I do not like the trailers, RVs and boats stored on the property unless it is in the back yard. It makes the neighborhood look bad. If we continue to allow this, our property values will eventually go down. I am all about enjoying time with family but I also like to live in a nice well kept community. Not all people have nice RVs and boats. Some are plain junk and look like an eye sore. Not something I want to look at. Look at boat on Hiatus close to Sheridan with the blue cover?? That looks fine to me. Its well kept and behind their fence. Also, the commercial vehicles should not be aloud either.

Commercial vehicles should be ok as long as they are not obstructing neighbors or sidewalks. We should be able to enjoy our time as we live here. And if that means taking your RV, boat, or ATV to have a good time with family and friends, then so be it. We live in a great community with great neighbors. We should be happy to live here together.

This Attempt by the The Volunteer Homeowners Association and the Mayor and City Council, “IS NOTHING SHORT Of AN ILLEGAL ATTEMPT TO TAKE AWAY OUR COMMON LAW VESTED RIGHTS”, where Each Property Owner in Pembroke Lakes purchased their home that was and is still zoned R1C single family home! The developer received approval to build the development from the county and the city as meeting the land use plan of the state of Florida, Broward County zoning and land development code, The city of Pembroke Pines, Planning, Zoning and Building Departments as meeting all codes and regulations and was adopted By The Planning and Zoning Board and The Mayor and City Council under the Legal Opinion of The City Attorney! Each year that The State of Florida requires a review of Growth Management Plan and The Land Use Plan Pembroke Pines was found to be in compliance with no recommendations for any land use or zoning changes or amendments! The Development is Completely Built Out-and Every Home Was Built In compliance with the current zoning , completed building permits with final inspections and with Certification of Occupancy as Per The South Florida Building Code “(Overlay Zoning Designation Does Not Exist” In the City of Pembroke Pines Classification of Zoning Districts! )” (An Overlay Zoning in Cities That have such a Zoning Districts ) is only used to protect some type of environmentally protected land, a waterway or used that may be required to protect underground project etc, but NEVER to put restrictions on Residentially Completely Developed Property for the purpose of imposing zoning restricts! Although the City Attorney maintains that everything was Noticed to the Public , Was Noticed Properly, There’s a very good chance that he was taking the word of someone connected to The City Commission, because, The Planning and Zoning Board never approved The Rezoning Application for Change of Zoning which is required by city code! If you bought in Pembroke Lakes you did buy in an HOA...(PembrokeLakesHOA.com) it’s 35.00 bucks a year, but guest what it’s voluntary and you don’t have to pay, the rest of the paying members will pick up the slack. So the argument of having constant fees has no real basis here. You might be misinformed as to how the Pembroke Lakes HOA works and a lot of other folks might be as well..At least do the research before you make a decision.
