This development proposal is 1) Not wanted; 2) Not needed, and; 3) Not appropriate for Clifton Beach.

Preserve the peace and unity of this precious little community...people choose to live there because of how it is now, don't ruin it!

I run around this area every week & play in the 'small' park with my children . I don't believe this develop will bring any benifit to this area. Firstly, it doesn't take a rocket scientist to work out that the infrastructure at Clifton will not hold up to the volume of this development. I moved to this area 3 years ago for a lifestyle change . I lived in Oakdowns before & moved because of this very same reason. I lived in a "townhouse" there, I know live in a " home" . I'm all for development & moving forward , however choose a more appropriate area. Regards Veronica Smith

This proposed rezoning application and subdivision is in contrast to the Southern Tasmania Regional Land Use Scheme recommendations, cannot show how each proposed lot can retain 100% of waste water and storm water onsite, will be constructed within an area that is seemingly already at or beyond capacity for waste water and storm water,is reliant upon critical flood-prone public open space parkland to take all storm water runoff from the proposed road, has not verified how it can achieve public safety, is at odds with the community (of which the large majority is overwhelmingly against it), has not explained how this could possibly be in the best interests of the community. This application should not be approved

I am very opposed to this subdivision for many reasons Environmentally fragile we already have awide band of eucalypt death along the entire length of the beach from a change in the water table l dont believe any more subdivision close to the beach and the lagoon is appropriate for cultural reasons either This area has maintained a pleasant and simple seaside atmosphere but only just as there has already been inappropriate development

I don't believe this is good for the area and would hate to see the beach feel of this suburb detracted from. I am not a local but have frequented the area through much of my life. Any development should be mindful of keeping with the ideals of the local community and those that frequent the beach.

There is no need for subdivisions in this region, particularly if there is a knock-on effect to allow further developments.

As a former resident of Seven Mile Beach, which has unfortunately undergone significant change with several new subdivisions being allowed to impinge on the calm, communal, village culture of the area I would hate to see Clifton Beach suffer the same fate. Developers hungry for a quick buck are systematically ruining our seaside villages, creating soulless, cardboard cutout residences on blocks that are too small, effecting neighbouring houses and creating division amongst residents. They don't care about the community, only profits and it would be sad to see Clifton ruined in the same way Seven Mile Beach has been.

If this proposal is allowed and the rezoning maintained despite the councils own advice against it- the park and the residents in Thompson way will be inundated with contaminated septic overflow.

As a resident of 30 years I am totally opposed to this proposed subdivision. A precedence will be set and it will change Clifton Beach for ever. This is a seaside community who feel strongly about the life style that we have and being able to let our kids have the freedom, security and safety that has been enjoyed to date. We do not want to be a suburb. It's not all about the $$$.
The potential of urban saturation along with existing environmental concerns such as the unaddressed enviro cycle run off into the park will truly over extend this area if the proposal goes ahead.

Over one thousand reasons why this is a very bad idea. Only one reason why the developers want this to go ahead $$$.

The only people who stand to benefit from this are the developers, and anyone else with a 5 acre block and a mind to subdivide, profit, and move somewhere else. Also little or no thought has been given to stormwater runoff (with Bicheno St often suffering during heavy storm events), and the added burden of traffic at the CB road/Southarm intersection. Council may like the potential for extra ratepayers, but they will need to spend up big to cope with the pressure placed on already crumbling local infrastructure.

This is a totally inappropriate subdivision for Clifton Beach. I am surprised the council can even consider it. This is not NIMBY it is common sense.

Not a good idea in a small beach comminity. Growth should be in the suburbs that can facilitate larger population. Not echo friendly at all and not sustainable.
