No to Zoning change in the Priory area

I'd like to voice my concerns regarding this zoning proposal. Please consider listening to public input before moving forward.

After much jogging and biking on priory road over the last 10 years I must say that the space will feel increased effects of such a development project. My work on reducing walking and biking crashes with the Wisconsin bike fed connects me to an understanding that the town of Washington will see increased crashes on their roads with more people driving specifically in this area. Thank you for keeping this area safe as many roads in Wisconsin by preserving the farmland from being developed and roads from being saturated with influx of fast vehicles.

Plenty of major real concerns with groundwater issues. Moreover loads of vacant lots for building for sale in around Eau Claire.

I live right next to where this would be going in. This development would be an inconvenient city block instead of the rural housing in our neighborhood.

Please do a comprehensive study on groundwater before considering changing the current course.

I have concerns that smaller lot sizes are not compatible with existing character of the surrounding community. Many of these concerns (e.g. traffic, excessive growth, etc.) have already been stated. Water quality could be compromised for those who live in this community. This is sandy soil with areas which have bedrock close to the surface. In this way, polluted sewer water could transfer to nearby aquifers. A cluster development like the proposed was created within a 1/2 mile away from my families home in Minnesota - the water quality significantly changed within a short period of time. The water had to be filtered in order to be drinkable and and even with filtering did not taste as good. I suppose we could all just buy "Trump" brand bottled water, but I'd like think this community has a way to use existing resources more wisely. Please take the time to study the effects of such a development on water quality and reject the rezoning to smaller lot sizes without a viable study.

My family and I value the surrounding country in Eau Claire County. Please keep this area rural.

The proposed new land development off of Priory Road should remain zoned for 5 acre lots! Thank you.

When i was a part of the comprehensive planning committee. There was an effort to det up some guidelines so people could plan around thosr guides. But it seems we bend to the whim of the next building project even when i side the EC surrounding area. 3 acre lots are allowed to get aller in large lot area... and land that was rural or was going to be subject to devlopment requirements seem to be able to go around those plans. Neighoring residents are affected when they assume a plan is in affect because it can be chsnged to avcomodate the next development.

Don't let's make the entire outskirts of Eau Claire go the way of housing developments. Protect the resources we have around us. It's a large part of what keeps this area special and much loved by residents, visitors, tourists, and locals.

I would like to see it stay 5 acres parcels. Sewer and well locations would be a problem on small lots, wells can not be put down slope of sewers.

Although we will not be able to attend the meeting, I do oppose the proposal for the reasons outlined in the petition. In addition to the potential issues with the septic systems and ground water, I have great concern with the amount of traffic and traffic/pedestrian safety issues that will mostly likely arise with this influx of homes. We built our home in this area about 6 years ago largely based on the fact that we loved the "country living," and large lot sizes allowing for privacy. We walk this area almost daily and have seen a large increase in the amount of traffic and construction vehicles/equipment as it is. I fear if we try to squeeze 31 additional home in this area, outdoor recreation on the "country roads" would no longer be practical.

I oppose the zoning change because of the stated concerns. Rezoning this down to <5 acre lots would pretty much put a "town" feel right in the middle of the country that we all moved out here to enjoy. Having that many people would increase safety concern with all the additional traffic as it is reasonably tough to enjoy a walk along the roads as it already is, without the addition of 31 more houses in a small area. Please leave the zoning as it is.

Abby Road is a very circuitous and hilly lane. Having an outlet in the middle of a blind curve on a street which has a steep rise to Priory Road would create one of the most dangerous intersections in Eau Claire County.

The high density of homes will lead to future water and sewer problems for all residents in the area. There is a reason why the original subdivision requirements specified 5 acre lots.

We purchased land adjacent to and from the seller of the land in question in March. We understood at that time the long-range plan for the remaining land that was for sale was Rural Residential. Our understanding was future lot sizes would be a minimum of 2-3 acres, which seemed reasonable for the more rural setting. This was helpful in the decision of where to purchase land to build our home. During construction, we did not run into major bedrock issues in the foundation digging; however, it was encountered and extra drain tile was required. The well driller also encountered bedrock. We are elevation and slope is not as great as some of the proposed lots. We moved in to our home in September and we have commented several times to friends that there is more traffic than we expected in this area. Increased traffic is definitely a concern. What plans will Town of Washington make for safety and road maintenance if this development is approved?

I believe reducing the lot size below 5 acres is a mistake both aesthetically and environmentally.
