I believe the issue is not further developing Ashley Plantation the issue is when it is further developed it needs to be done in a way that follows current guidelines/bylaws in order to preserve the safety, quality, and value for everyone involved. The road on Greenfield is so congested as is and adding that many more homes will greatly increase traffic compromising the safety of current residents and new residents. Our roads and 220 access was not created around such a large population/amount of traffic in one area. Any builder who decides to develop land should be held accountable to developing it with respect not to throw up a ton of houses in an attempt to make a quick buck. Please consider that this development is looking to be within an already established community and should be held accountable to the bylaws already in place.

It would be a shame to see a development like this go up in such a beautiful property for no reason! There are plenty of other places to build these homes with less of an effect on wildlife along with homeowners.

Current infrastructure is not inadequate for this kind of development. Greenfield Road as such is not wide enough to provide safety and security for pedastrians on that road as there is no sidewalk along ENTIRE Greenfield road. So providing a sidewalk along the development is only a fraction of the road.
Ashley Plantation is pride of botetourt counting representing nice houses, nature and all other astetics that comes with it. Please don;t ruin it. Keep it consistent with quality and quantity of surrounding existing houses.

When the R1 homes of Ashley have been built, strict guidelines and restrictions were followed. The consideration of R3 homes in the middle of our development should not even be a consideration. The planning commission should protect the value of our homes. That is why there is a commission and zoning regulations.

Very afraid for my kids on how busy Greenfield street will be. As it is now they are not allowed to ride bikes or walk on the street for fear of being hit by a car from all the speeding and my mailbox and other mail boxes being hit multiple times. Greenfield street is a cut thru street for Troutville into Daleville or vice versa,there is pool traffic,golf and club house traffic. Greenfield has speeding cars all the time and police called multiple times. I have a hard time backing out of my driveway for fear of being hit by a car. 170 more houses now i fear for my families safety of being hit by a car. Also you have a deer problem also on Greenfield running out on the road. This development is not a good idea. Where is all the traffic gonna go?

Density of homes is too high. Along Greenfield St. , the developers are proposing 27 homes. Directly across the street, along the same road frontage, there are 14 homes. Also, the proposed lots are not as deep so visitors will have to park on Greenfield St. Not acceptable.

The lack of infrastructure is an issue with the existing Ashley Plantation area. The unsightly and inadequacy of the flood ditches, the rural road of Greenfield without lighting, marking or shoulders, the lack of sidewalks, the intersection with US 220, etc are critical and must be addressed. The addition of 170 new homes as well as the planned retirement community will overburden this infrastructure.

170 houses on 78 acres is too much! Considering how much acreage must be devoted to roadways, open space and storm water management the true ratio may be 170 houses on 40 acres! I feel this density is extreme.
