I vote against the construction of the apartment complex proposed by Builder Worthington Cap LLC for the many reasons so well stated by previous petitioners!

It doesn't make sense to put up apartments near homes when it's not known the kind of people that will live in them and it brings down the value of homes near by find property somewhere that doesn't affect homeowners

We are opposed to a zoning Special Exception changing dual occupancy dwellings, to apartments to that will have a high potential to increase crime & drug use as evidenced in other parts of the state with similar circumstances.

Transient residents will only add to traffic, overload Smyrna schools and not add to the community as a whole. Make LC homes stand up to their existing contracts.

We are opposed to the construction of the proposed apartments on Brenford road this will lower our property values, the extra traffic will overload brenford rd which is already in bad shape. It will increase Crime and overload our present water and sewer system.

Traffic on Brenford road is already over crowded. LC Homes has enough incomplete developments off of Brenford Road. This is a bad project for the neighborhood and for the school system of Smyrna.

In addition, the addition of a large block of people will put a great deal of pressure on existing utilities, i.e. water and sewers. It also in all likelihood, will add large numbers to the schoold district, forcing the construction of new schools, i.e. higher taxes.

I purchased my home in Willow wood because I wanted to live out my retirement in a safe and quite community. If I had wanted to live in an area next to apartments, I would have moved to Wilmington. I am against the building of 300 plus apartments in this area. .

The potential for 384 apartment units to significantly impair the use and enjoyment of adjoining and nearby properties is substantial and the building of said units will NOT serve the convenience and welfare of the community.

We are absolutely against this apartment complex. This is a nice quite area and in no way can handle the amount of people that this complex will bring. The transient nature of apartment tenants, who will have NO stake in the future of Smyrna as a great place to live, the potential increase in crime and the effect on our property values make this a VERY bad idea!!!

I am definitely against the building of apartments at the corner of Rabbit Chase Lane and Brenford Rd.. A complex here will only lead to more congestion and more traffic on Brenford road. This project sounds like a way to get the section 8 housing build that we vetoed in 2011. Low income housing only leads to more crime and after a while the houses become neglected and rundown. This will lower the property values of our homes. I came from a city and moved here to enjoy my retirement in a quiet community with a country feel.

We moved here to enjoy retirement and a small hometown feeling. Now we're faced with apartments and traffic situations that are going to be heavy and unbearable on Brenford Road trying to get on Route 13.

I am voting against the proposed apartment complex at Brenford Rd and Rabbit Chase Lane. LC Homes has not finished the construction of the Worthington and Willowwood homes. This will also increase the traffic on Brenford Rd. It will greatly effect the propriety value of the new home in the area. Thank you

I am voting against the 384 unit apartment complex on the northeast corner of Brenford Road. There is nothing positive to be gained from this 384 apartment complex for the current residents in the surrounding residential communities. Let’s be honest, this project screams Section 8/government assistance. Why do you think the project didn’t go through in Feb. 2011? The only entity who will benefit from this project is the builder/landlord, who will continue to make money because Section 8/government assistance is guaranteed income. This apartment complex will increase crime, overcrowding, traffic, and accidents. More importantly it will drop property values. It’s a proven fact that apartments decrease property values for residential communities, even more so when they’re Section 8/government assistance. The decrease in property values is particularly detrimental to those individuals who have invested in their home either as retirement, or as a starter home. With regards to crime, we already have issues with our Club House being vandalized by unsupervised kids. What do you think will happen when more unsupervised kids and unemployed/underemployed adults are roaming the streets from the 384 unit complex across the street? More vandalism, burglaries, etc. Furthermore Brenford Road is a two-lane country road geared for residential communities, not apartments. If the builder is hell-bent on “apartments,” it should look into purchasing property on a main road like U.S. 13 where the infrastructure is better suited for traffic, quick response to crime, and the like. There are plenty of apartment complexes within the town Smyrna e.g. Sunnyside. The builder needs to finish what it started: townhouses and single family homes as was originally proposed, or sell the property, and move on. Thank You, Melissa Duko

We are totally against this appartment complex. Please, please, please, do not build this. We cannot afford to loose our peace of mind moving here to Smyrna by having this appartment complex invade our sense of security.

We are opposed to the proposed construction of 300+ apartments on the corner of Brenford Rd and Rabbit Chase, as it will severely impact the value of our home, the increased traffic will result in traffic accidents and the inability to get out of the Willowwood Developments, and there will be an increase in crime for sure. More important is that LC Homes' represents themselves poorly in the Worthington and Willowwood Developments. Can you imagine what a 300+ apartment would look like. If I wanted to live in the city, I would have moved to Wilmington, Phila, PA or Camden, NJ.
