A more accepotable structure for that piece of land, and appropriate to the road "Church Road" to which it is juxtaposed is for a Church to be built there, where it is visible. Further, there is a piece of land behind the Columbian Center that is owned by a Group that would like to build a church in the area. Perhaps a swap could be arranged so that the modified apartment structure could be built there, which is also suitable for a retirement community. The acreage is larger and more secluded. Seems like a reasonable effort, and all peoples get what they want. It is noted that there are a couple of types of buildings that do not degrade houses along side it, Schools and Churches.

This not fit the culture of the area. I dont think it makes sense from a traffic and security standpoint. My vote is admittedly NO.

I fear that the building of apartments will severely increase the school populations at the elementary, middle and High schools for the area. It is not unheard of for parents to rent an apartment in a particular school are to establilsh residence to get their children into the school they desire. Further, it is not unheard of that apartments can have a higher density per apartments than that for which they were built, because families want their children to attend a particular school.
Further this apartment complex is way to close to the street. It should be set back with tall trees to hide it as are other apartments in the area.
A solution to this is to reduce the number of apartments and to limit the population to retired adults, i.e. no children allowed as was the Trellis development when it was built.

Let me edit: most homes in this area rent for $2000/month and up. I know the land was previously approved for a strip shopping center, but please, no apartments! Townhomes are just fine in keeping with both sides of JRP. And don’t forget the added issues of trucks and tractor trailers delivering to the businesses with loading and unloading areas required.

800 sq ft apartments will make this corner a low-rent development dropped into single family home neighborhoods. And a strip shopping center? How many vacancies have we seen in current strip centers? Not needed. But the developer knows if the businesses fail, there will always be income from apartments. VOTE NO ON THE APARTMENTS! More Henrico County asphalt. Miss the trees that were on both sides of JRP.

Having to rezone pretty much tells the story. This area isn't zoned for a high rise apartment complex. Will be unsightly, add to traffic congestion and add to an already difficult school situation.

I have expressed my concerns to the planning commission and all involved. Everyone has stated the same reasons for opposing this plan. The planners and everyone involved need to read and take notice of our concerns. Why pursue an addition to this area that will be out of place?

No doubt the developers wouldn’t want this monster near their homes but will have no problem building it near ours. Just too massive for the neighbor hood. Developers want to change the character of the entire area without concern as to traffic, parking, schools or neighbors. This needs to go back to the drawing board.

Just outrageous. Neighbors can’t get a 2 foot variance to put up a fence, but developers - who will never live with the mess they cause - can get a massive variance that will destroy an entire neighborhood. It’s totally unethical.
