I have lived where this type of thing was done before and it changed the community and did indeed lower property values. When we moved the changes this brought had affected the value of our home a lot.

We are against re-zoning this land for duplex development. North Grove is a planned development and this multi-family housing was not part of the original plan as presented to us. This will have a negative impact on all property values. Changing the designation to allow multi-family homes will increase traffic on roads that were not designed to handle higher traffic flows, making it dangerous for all involved.

This new development would increase traffic on an already dangerous road. Not only that, we're concerned with maintaining the quality of elementary school our children attend. This could make the difference between public school and private school for our family.

Grove Creek Road is already a dangerous road and additional traffic should be a major concern for our city leadership. This proposed change benefits only one stakeholder, and there are a lot more stakeholders involved who will be negatively impacted by this development. Mayor Kevin Strength has stated the City is trying to increase the median property values of its homes This development, where proposed, will be counterproductive to this goal, as it will not only add 140 structures that are below the median value, it will also lower the property values of three of the highest value developments around it. There are several areas in Waxahachie where these types of developments are needed and would improve the surrounding areas. High density homes in this area are not good for the City.
