My family has owned A-1 land in Stafford for 55 years. My late father loved his farm but he also saw it as an investment for his descendants to enjoy after he was gone. In trying to be good stewards of our land, we placed almost half of our property inside an environmental easement with the understanding that we would be able to use the protected land as open space only to have the County take away the cluster development option, effectively cutting our land value almost in half. Now the County wants to downzone A-1 which would cut our property value in half again! Please, no downzoning!

Improvident and incompetent supervisors for many years encouraged developers to paper over rural Stafford Co with subdivisions which were not required to pay for themselves with adequate infrastructure. Farmers, far outnumbered now and outvoted by subdivisions, are apparently expected to provide uncompensated green space for the enjoyment of the exploded suburban population. Downzoning at this point is nothing more than a self-centered land grab by the subdivisions from the few farmers left in the county. NO to downzoning!

There are so many other alternatives to downzoning that would limit growth in ALL regions of the county. This puts
an unfair burden on rural properties to bear the cost a downzone. Why have them pay for it all? It is unfair taking
of value and rights of landowners and is in effect discriminating against elderly people who own the majority of
rural land in Stafford County! The close in properties are predominantly owned by corporations, (investment and
development companies). They will get a great benefit (with increased values), if a downzone of rural land is done.

Please do not down zone and kill my property value. Growth is great for everyone. We need to actually upzone.
Our late fathers farm is on Spotted Tavern Rd. (204 ac.). He left it to his daughter to be part of our retirement. We have already lost 50% of its value since 2007. This will devastate us. I wish Stafford would look to Loudoun for communities set up with village green & well off the road. So successful. I will make necessary calls & send letter. We are about to list it - just considering Realtors.

I would hate to see this happen you would be punishing A1 land owners. This county is so over developed that all the green space is needed. I live on Garrisonville Rd so I see first hand all the building.

This takes the rights away from landowners who own land in certain parts of the county and gives benefit to others. The landowners shouldn't be penalized for the county executives inability to properly manage the growth in all residents best interests. What right do they have to decide which landowners will benefit and those that have to take a hit on value?
