As a resident who has been frustrated by the traffic congestion from the roundabout on the Reigate road / Ewell by pass and the traffic going into Epsom for many years, I can't see why the extra traffic being added to the Reigate road because of this development can be justified on this two way traffic restricted by the railway bridge. An additional roundabout added to this road will futher compound this and add to the misery.

As a resident living in an adjacent road I ojcet to the scale and nature of the proposals. Traffic is a particular concern as locally it is at almost unbearable levels already. Such a development would also be detremental to the balance of development , damaging the rural feel of the area.

My main concern will be the increased use of already overloaded local resources and facilities plus the increased traffic with its likelihood of increased pollution and road accidents.

Epsom Road is totally congested - the traffic is at a standstill a lot of the time now.

I am particularly against the urbanisation of the area, having recently moved here from Lewisham to escape the hoards of youths in hoodies and the chicken shops. Can we leave no part of England unblemished?

School catchment areas are decreasing year-on-year. What effect is an additional 94 faimilies on demand going to have. This is another development plan with minimal consideration on the local community and infrastructure.

Put simply, the roads and rail network in this part of Surrey have been at full capacity for years now. It CANNOT tolerate the increase in demand.

I live on Epsom Road and the traffic congestion outside my house is dreadful with sitting traffic outside the house into Epsom is already a problem without the extra housing. Ewell village is often at a stand still making school runs and trips to the doctors lengthy and frustrating. We have recently been to appeal to gain a place for one of our children at the local school and getting an appointment at our doctors is extremely difficult. The added housing and care home will place increased pressure on the existing infrastructure. It seems a great pity to take away a green space particularly when there is a move to create enhanced areas of countryside such as the wildlife centre. I would also like to add that just up the road there is a perfectly decent building (the Organ and Dragon pub) which is being left to deteriorate - couldn't that be a more suitable care home???

Road links and surrounding area far too congested already. I can not realistically envisage yet more traffic on the Ewell by pass into either Tolworth or Epsom town centre, the road system is already at breaking point. For real time evidence of this I would suggest driving from Ashstead to Kingston through Epsom and Tolworth at rush hour.

These rood junctions are already over run with traffic at peck hours and week ends. Epsom and Ewall council really need to address this first. the junctions at west Ewell goingto wards sutton and thejunction at Kilm lane are almost unusable adding a new housing estate to this area would only increase this problem. Just getting in and out of Epsom is already a major task Epsom council need to get there act to geather if nobody can access epsom town centre no wonder Epsom town center is dieing people just go to other areas that are easyer to access the building of a housing estate here would not work not a week goes by with out an accedent happening out side Nescot.

This overdevelopment will have a serious impact on the local area and increase traffic in an already congested area

As a resident of Ewell I am dead against this development. The natural beauty of Ewell must be preserved and the current pollution levels in the area needs to be monitored plus minimised. Adding congestion will only worsen the current situation and overburden facilities with an increased risk to pedestrians (including children). This proposal must be halted and the feelings and views of current residents respected, especially as our serious concerns far outweigh the need of such a ridiculous proposal that has definitely not been given any proper thought. Totally unwelcome and there needs to be more REALISTIC thought put into this, which will mean preserving the village as it is and reducing congestion/traffic. You cannot just propose and overburden a village when there are current discussions on how to reduce congestion. If there needs to be any development it should be on ways to reduce congestion, traffic and more population plus building sites.

This development is wholly inappropriate at a very busy roundabout and will obviously add considerably to the severe congestion which already occurs. At such a place, wherever the entrance or exits my be placed it can only be dangerous and could lead to many accidents.

The impact on the area will be huge. Reigate Road is already over used and at times very dangerous with cars bumper to bumper. The village school is already over subscribed so where will the children hope to be educated. The care home alone is going to generate cars turning in and out of the road into Reigate Road without possibly 200 cars plus from the private houses.

The local area, roads, services, etc., can hardly cope now. I would want to see established, new schools, surgeries, wider roads, more parking, etc., etc..

There must be other ways of financing the Nescot Development plans wthout destroying our green belt.
