Capital Question:
Question: Should the WML POA spend an additional up to $80K over a (2) year period total. IE: ($40k for 2022 only, and then $40k additional 2023 or as demand is needed whichever comes first. Purchasing and building of land rack units and (2) complete water based dock sections forming our current T formations each with its new cement foundation on land at clubhouse shoreline to the left of the 4 existing dock sections. Done to accommodate current & future demand as it is presented to the community. Monies to cover this project would come from the Capital Improvement ($40K) and Sinking Fund ($40K).
Explanation
We have been strategically purchasing either one or two sections here and there over the last few years. We optimized all spaces to find additional spaces free to the community and we are just keeping pace with annual demand and as far as land spaces we have fallen short especially after covid when we allowed watercrafts to be placed on the ground. We need to get back to land racks to get crafts off the ground, keeping pace with all craft demands. The community comes out for boat days in greater numbers year after year showing the demand for these amenities / assets. We have to constantly maintain, improve, and expand all of our assets to keep pace with demand. The lake and lake use is paramount to the home values here even if you do not use any of them at all as future buyers are drawn to the lake and all of its features. The lake is our Jewel and needs this attention and is a very nominal expense for our largest draw.

Includes (1) new cement land 95”x59”x24” footer with (4) 25ft long dock sections ea T dock comes with (2) sailboat end sections 4’wx5’w along with (2) 2’wx6’l fingers “if needed after test” This would increase our marina by appx 20% overall and make dock spaces more available for future residential demand. This total would also increase our land rack capability for kayak, paddleboard canoes etc by appx 25% as well. The laying of crafts on the ground as that decision increased our community demand significantly during Covid 2020. Extensive research as well as total costs based on previous purchases from budget lines 505.01 & 521.01 still hold true to reflect this cost. Demand constantly increases annually and we have kept pace by renumbering and optimizing the space we had but now only by purchasing one/two dock sections annually each at a cost of $4500ea. Now, by pre-purchasing (4) sections & cement base all at once in advance of anticipated demand we can install these sections as needed to meet the definite community boating demand as it comes. This will also reduce boat day sign up stress and frustration by showing our community will not be fearful of NOT acquiring a space so that they will then in turn not have to stand in long lines for long periods of time because they NOW would know we would have ample spots available which is a paramount concern of all who participate in all of our multiple land and water boat day signup processes.
The money in these two funds has been accumulated over the years specifically for projects such as this. Spending funds on this project will not increase dues. A 2/3 majority is required for this question to be approved. ( we need a second from the board right here)

We will present this motion(s) first at the August 18th 2021 POA Budget Meeting, then onto the 1st Annual Meeting Sept 9th 2021 & the 2nd Annual Meeting Oct 10th @ 9am where we all come out to vote these ballot question(s)
