One of Manchester's finest buildings, it should be seen as the gateway to the whole "terracotta" area including UMIST, the former Whitworth Grammar School, and the other grand terracotta buildings on Whitworth Street, Princess Street etc. Most of them have now been converted, and this building (as the best of the lot) could be the focus of this area.

This important Manchester landmark building has been decaying for too long. The situation needs to be resolved now before it falls into terminal decline.

It is up to this generation to ensure our nations built heritage is preserved for future generations; if we fail to fulfil this obligation then vital pieces of our nations cultural heritage will be lost or irrevocable damage coursed. The LRFS is a clear example of our nations negligence towards our built heritage, EH have highlighted its importance in awarding it grade II* listing status thus it should be treated thus.

Criminal disregard for such an iconic building. Britannia Group should be ashamed of their inaction.

R.Sinclair took the words out of my mouth, so to speak. The many years of water-ingress, jammed-open windows and dry/wet rot will have left much of the structure in a suitably-beyond-economic-repair condition. The same fate has befallen other former public buildings that were in the way of the developers. At least, it hasn't burned down yet: maybe the wood is too damp. How anyone could preserve/restore the building except as a new structure within the 'skin' of the outer walls is hard to fathom. The city-centre is full of hotels and empty new glass-box offices:there can't be much need for more such construction.

Why the city council can't force this is beyond me. It's at the entry to the city for 1000's of visitors and creates such a poor image. I hope that finally this campaign will be successful!
