Noting previous comments, I concur with all. We do NOT need another development in this area. The traffic problems in this area are widely known and currently being somewhat addressed by the mammoth, 2-year, very burdensome roundabout system currently under development at Mullen and Carpenter. I live on Atchinson Dr SE so I am impeded by the construction every time I leave home. I cannot even fathom how much worse the traffic problems will be if this proposed development moves forward. Furthermore I have been outraged by the tree removal that has already occurred in this area, starting with Lakepoint, the residential development right alongside the railroad tracks on Atchinson and more. Already with the tree removal for these developments the train noise volume has tripled. Removal of the trees for this project will only make an already very bad situation much, much worse. Additionally the air quality here will again be damaged (which has already been mentioned). The quasi-country nature of this area has already been damaged horribly. This addition would virtually destroy it. I am quite sure the developers could find someplace else in Thurston County where the environmental damage would be considerably less. Here, the air, sound, lake and other general environmental damage will be severe. Please do not approve this monstrous project.

I vote thumbs down for all the reasons previously given. Incremental development occurring in this area for the past 6 years has built around 186 homes. Manor House development would build more than three times as many units. No crystal ball needed to forecast trouble absorbing this increase. Increased property tax revenue looks tempting to Thurston County administrators but please analyze the data carefully and consider what the County would lose.

Too much traffic already and too many units in the space intended. Appalling.

Please do not allow this development to progress. We need our trees to filter our air and fewer cars to add to our congestion.

In addition to agreeing with all of these other comments, I did some research and found this to be a fragile aquifer recharge area that these houses will be directly sitting on.

It's all been said already, but I totally agree that the schools are already full, traffic is already bad enough, and I am very very worried about the amount of and the quality of water present and how it will be affected by this much extra draw on the aquifer.

Please stop! This is a poor plan on so many levels!!

This development will ruin the rural feel of the community and traffic will be too much. We need to save the spirit and soul of the community and oppose such a big development. The damage done by this large a project cannot be fixed and it will take away a lot of our natural beauty...

We just bought in the area because of the quiet, low traffic area. A sardine, cookie cutter community is NOT what we want to be around! Don’t drive our home value down because you want money in your pocket. More houses will bring MORE traffic, MORE accidents, and no doubt more crime brought into our quiet communities. The roads are not maintained enough for this kind of traffic. Don’t turn us into another Yelm! Too much for a small space.

This is to large of a project for the area

We live on the Meridian Road Raceway. Imagine what traffic will be with this development. There is no planned improvement to the intersection of Meridian and Mullen Rds. except improved turned lanes and lighting. This will be a major intersection due to the increased traffic from the Horizon development with its military traffic already plus more military traffic from this development. There have been many fatalities at this intersection already. Please do not totally change our neighborhood. It’s bad enough as it is.

What ever happened to the 1 or 5 acre requirements for this area?

The total scope of this project is completely unrealistic. Current roads and infrastructure would be overwhelmed. Lacey can barely handle the traffic we currently have

This is unacceptable. This will create a huge burden in numerous ways to the local area and environment. I’m very disappointed in the sheer volume of units being proposed here as it is irresponsible on the developer’s behalf to even think it would work.

Unacceptable. This development amounts to raping the environment and placing an obscene tax burden on the local communities. How can this be good for anyone except the developer? What perks did the city council receive to push this thru? What behind closed door deals were agreed to? We demand full disclosure of all aspects of this project leading up to the very limited communication to surrounding communities. Thank God for social media, or the vast majority of folks in this area would have not known what is being proposed. We shall not be railroaded into allowing this insane project to proceed in its current state. The number of proposed housing units is unreasonable. We the people are your boss city council, and we demand representation by a citizen advisory board at every meeting from this point forward. You have proven that you do not represent our best interest and cannot be trusted to manage the process. There will be full public disclosure and opportunity to comment every step of the way. At a minimum the developer is to be held accountable to pay for road improvements within a 5 mile radius including bridges, turn lanes, bike lanes, sidewalks, lighting, roundabouts, and wetland mitigation. PLUS the cost of school expansion, and fire /medic/police funding to hire and train new staff. Where exactly is the water source to serve this number of people? We’re already on water rationing. The developer/newcomers will also pay for all utilities upgrades required to accommodate this kind of development. Water, power, sewer, etc. City council members, what are you thinking? Shame on you. You will have a fight on your hands if you try to push this forward in its current state. The citizens of this community are not pushovers.

Public safety, traffic, environmental damages are of great concern. No promises made by the developers or county officials can be trusted to be kept. They will not be kept! Increased numbers of people equal diminished quality of life. Just look around.

I do not support mass housing in this area

There are already too many people on this area. We don't have the services to support this growth.

We are appalled. Too many units for this land, too much traffic - which will overwhelm our little two-lane streets. They will wipe out the habitat of all kinds of wildlife, and clear cut an incredible forest. The ecosystem for those 82 acres will be destroyed. Water, schools, increase in crime, fire protection, traffic are all serious concerns. I agree, half of that many units would almost be tolerable (with better traffic amelioration). This is just awful.

The more people the more crime what else is going to happen too many cars too many people we don't even have sidewalks are they going to redo all the roads out here no they won't it'll just put an impact on everything around here our lands everything is already under a load of to much when is enough? Enough?
