Most or my concerns have been addressed by other homeowners, however, of major concern to me is the condition of the upper part of Cochran, often referred to as the dog park. Over time it has become dangerous for people and dogs. The continual use of heavy equipment has left ruts and pot holes and Trac 4700 is going to get sued if someone falls there. It's only a matter of time. Desert Management should authorize filling of these dangerous ruts and holes

I am the moderator of the on-line petition, and I have not deleted or modified anyone's comments in any way. The purpose of this petition (and the paper versions circulating throughout the complex) is to gauge owner opinion on this issue. I don't agree with all of the comments, but I strongly believe everyone is entitled to have their say whether I agree or not?

Just read a comment from the board. Sorry not buying it. Go next door to the lakes and see how beautiful and green their lawns are. We are the only ones that look so awful .

I have several issues with the new landscapers but this is at the top of the list. I've owned my home her for going on 23 years and never have the grounds been such an embarrassment . For what we pay in dues this is simply terrible!

The drought is over. Let's make this place look like it should. I back up to HOA 7 and their grass was f lush and green. Half way across the green belt, ours is brown. Looks jorrible

I am a past professional seedsman/ agronomist and I totally concur with those who cite lack of past weed control, fertilizer and grass management. What you see now is the accumulation of that neglect by Boards and Desert Management. There are now new reduced cost ways to reseed that are minimally invasive and allergy producing. I have long seen the growing invasion of quack-grass, purple nut sedge, and spurge which have literally become a large percentage of our yards. We have spent thousands on questionable cost saving "desert scape". Let's get to work on an actual property value enhancer at much less the cost!

Our HOA fees went up when they should have gone down. They should have gone down because less work is being done in our yards. The red dirt and seedling (plants) look pretty sad, and yes, our common areas need desperate attention. I also want to know who determined that 4700 should go to "faux desert scape".

We have a very real "out of sight, out of mind " problem in our community due to all of the part time homeowners. You care about the way our community looks now, but what happens when you go back home ? While I applaud this petition and agree with all of the comments, what tract 4700 really needs is full time concern from all homeowners. Usually starting around October, there is a flurry of activity to make our community nice for our winter residents. What you are seeing now is years of neglect during off season. The neglect has gotten to the point that they can no longer pull off this routine. In order for this petition to work and for our community to be as beautiful as it should or could be and see the value for our dollars, full time commitment is required from all.

As 5 year full time residents, we have watched tract 4700 slowly decay as our dues rise. So it's good to finally see some homeowners express interest and being pro-active. We can confirm that the grass has not been re-seeded, treated for weeds or fertilized for at least 3 years. Many, many plants and trees have died or were just removed that were not replaced. If you think our community looks bad now, you should see it during the summer. What we really need is a new management company that actually cares about tract 4700 and has higher standards.

Maybe we could have the Feb meeting at the pool. We seriously need answers and maybe we can help you board members come up with a solution that's advantageous to us all.
HOA 4700 is old, it's the grounds that made this place so beautiful. Without that what do we have. A shabby looking community. Please help us make our homes beautiful once again.

It is a disgrace that we in tract 4700 who pay outrageously high HOA fees keep paying higher & higher HOA fees and getting less & less for those fees. The fact that the association has arbitrarily removed the grass and replaced it with ugly, reddish brown rock which is an eyesore.

What exactly does the legislation say and where where is this communicated as a breakdown for our community listing the pros and cons that affect us? I would agree that it sounds more expensive to allow things to degenerate including the additional growth of weeds which our water is watering to help grow them. Maintenance seems more prudent than the additional expense to get it under control. Never mind the impact on the home owners and the price of real estate. However over seeding seems like it would take less water as the appropriate grass for the temperatures sounds like a wise solution.

I recently contacted Desert Management to complain about the weeds growing outside my back fence on the golf course side. Landscape person came and chopped them off, did not dig up the roots, so they will grow right back. What is wrong with these people!!!

I also sent a letter and never received a comment or answer back from the Board. Desert Management confirmed receiving it, and said it was to be included in the last Board Meeting. While water conservation is an issue, overseeding is the main issue here, and why have we stopped doing it? Also, I have never seen so many weeds in our lawns, as we have now. The desert scape looks great, but why have it and let the unmanaged lawns ruin our property values and most of all, our pride of ownership!
