We do not have the infrastructure, roads, medical care to support all these new homes.

This is insanity. Where is the infrastructure to accommodate this influx of people?

Stop any further building in Sunset Beach until there has been a iron clad infrastructure plan is rolled out and supports any more development of any kind.

The original Angel’s Trace development of about 800 acres in was planned in 2008 for 1218 single family homes and 180 units in three-story condos on an 18-hole golf course as part of Ocean Ridge. The plan was to develop the property into 7 Sections. The Condo units were to be in Section 7 between the 9th and 18th holes. These two holes had their greens at the old Angel’s Trace Golf Club House. The plan was approved by the Town of Sunset Beach and is dated June 26, 2008. Sections 1 and 2A, 2B and 2C were “Declared” (By the owner) as part of Ocean Ridge and lots were sold. These sections face Old Georgetown Road and are accessed by the Mayfair Way Entrance. The development stopped as a result of the collapse in the Real Estate Market in 2008. Now 13 years later 200 acres was sold to Bill Clark Homes. This property is the original Section 5 and part of Section 6 and now is “The Sanctuary” development. The remainder about 330 acres is now owned by Logan Homes which is Sections 2D, 3, 4, 7 and part of section 6. This is the property now under consideration for rezoning by the Town of Sunset Beach to a much higher density. For some reason many years ago, the Town of Sunset Beach did not annex this property to the Town. So, with the Extra Territorial Jurisdiction the Town must approve all plans, and do a lot of work and receive only fire department fees – which go to the fire department. The town receives no property taxes for this property. Opps. The proposed high density of the Logan Home Property will put a strain on traffic, the Town of Sunset Beach, local businesses, the Post Office, Beach Access, and more. The traffic situation is tough now but during the 5 month “beach season” and especially Change Over Day (Saturday) This development accesses both NC904 and Old Georgetown Road. I envision more traffic lights and extreme congestion during the “beach season”

As a resident of Ocean Ridge, I am very concerned about the impact the increased density will have on our infrastructure including roads, healthcare support and availability, grocery stores, and more.

Our roads are insufficient to hold the extra burden of traffic for this area. Also a storage facility would be unsightly to the area proposed. Please consider how this would look in our small town.

The roadways can no5 handle these large traffic influxes coming from these developers. This site according to the site designation is not going to be paying local taxes. This is absurd!

We certainly do not need another potential 5,000 residents invading our small town.

The current road infrastructure is already insufficient to handle the current traffic levels. Getting out onto 904 is already difficult. It would also be more difficult getting into and out of Seaside United Methodist. Please decline the proposed application. th
