A 24/7 convenience store has no place sitting in a residential zone. He who caused the pollution should fix the pollution. Then the property should revert to residential use as zoned.

We already have two 7-elevens in town how many more doe we need? Also being its close proximity to route 280 are we inviting crime into are community? It can only devalue our homes! We need to protect our community and our children with Harrison grade school so close to this location.

First order of the Town should be to get the land cleaned from any leaked oil, gas or other potentially toxic elements and then have the property used in a manner that protects the Town and neighborhood.

There is no good reason we would want to damage home values in a residential area to have a 3rd 7-11 store in our town just 1/2 mile from another one. A 24 hour store will just invite crime at night into the area. The only business that will be done there between 8p.m. and 6 a.m. is crime. We already have a crime problem in our town.

The first priority should be to clean up this site not allow this applicant to get around that imperative by approving this application. We must protect the health of our community before all else.

Completely unnecessary construction, especially in view of the fact that there is another 7-Eleven location within a mile of this location. Instead, Livingston should consider adding something beautiful to the town.. eg. a small park where walkers could pause. This is an opportunity to enhance not commercialize.

100% in favor of replacing the abandoned gas station with a 7-11. It seems like all of the objections would be more appropriate if this was an undeveloped piece of land in the middle of a quiet residential block. But it isn't.
Considering, as mentioned, that there is already another 7-11 within a mile, there would be very little traffic increase due to an additional 7-11. It would predominately be visited by people already traveling on Northfield or Hillside.
There is already a dangerous parking situation created by people double parking at the schools and community center along Hillside. The parking from the 7-11 could alleviate that danger by providing people will a meeting spot rather than lining Hillside and the surrounding side streets (Landtree, Foxcroft, Hickory, etc).
The increase in traffic to a 7-11 during school hours, when , as stated, there is already a crossing guard, would be negligible to non existent. Convenience stores like 7-11s draw a random trickle of customers, not a simultaneous daily rush of people not already traveling through the intersection. Certainly not anywhere close to the traffic situation and danger that is created half a block away with double parking on both sides of the streets during school hours.
Property values in the immediate area can't be hurt any more by having a functioning convenience store than by having a boarded up and abandoned gas station.
A 7-11 would be an improvement over what is currently there. Perfect? Hardly. But very much an improvement.

In Athens Georgia a neighbor hood stopped the construction of a CVS shopping center. A well informed college town.
