Improving the neighborhood does not have to mean highrises.-help north beach retain its charm characterized by maintaining restrictions on density. Keep the guidelines of the current FAR that were established to preserve the neighborhood

This amendment is an UNNECESSARY, BAD IDEA. My family and I demand that the Wolfson amendment be abandoned immediately, and that any future development in the Ocean Terrace neighborhood adhere to existing zoning limits.

I can't believe that the last part of Miami beach commisioners are planning to ruin the last originally beautiful section of Miami Beach. What heartless, money-greedy soul-less individuals could do such a thing & be ok with such heartless activities!

The burden on the traffic, public access to parking/beaches as well as the storm systems with such a large development project would be tremendously negative to the North Beach neighborhood. A 25 story project is not reasonable and beyond the scope of what the neighborhood can tolerate.

Please save Ocean Terrace!! It was one of the most unique streets in Miami and has a very special feel. Don't take any way one of the last untouched places in Miami!!!!

My husband and I bought an apartment in St. Tropez specifacally because of the unubstructed view and because of not being as populated as South Beach and Sunny Isles. We accept the current zoning code, but not the amended which would be about 25 stories. I believe we should not over populate this neighborhood. There is nothing that can be done to ease the traffic that currently exists and this would make it even worse.

My husband and myself have been residents of Miami Beach for over 20 years in the area of North Beach, and we are definitely not in favor of changing any of the existing Floor Area Ratio which we feel will damage the integrity of what we feel is our most beautiful and valuable MiMo historical district. Our district needs to be protected from these developers as has South Beach's Art Deco District. We are just as much a part of the history of our beautiful city of Miami Beach, and we are totally against anyone destroying its heritage for our future generations. no more highrises, no more garbage, no more removal of valuable hotel space or parking for locals and visitors. these buildings are ugly and push the environmental problems our small community already suffer from.

Why does this cover only the Ocean Terrace area? If it was a good idea it would cover all of Miami Beach. To increase building density in MB is a bad idea and should not be approved. Leave the building code as it is and do not make suspicious-looking exceptions.
