Condo towers do not belong on Ocean Terrace. North Beach also does not need anymore cars and traffic jams.

It is obvious that the Commissioners who are named in this petition, especially Jonah Wolfson, are motivated by greed and money, over the best interests of the communities that they were elected to serve. Huge buildings in the beautiful ocean terrace area would seriously affect the character of the neighborhood, and add enormous congestion to the area. There is no good reason to allow this to happen.

Why does this developer need any bonus to build on ocean front property? If they say they cannot make the project work without the bonus, they should get out of the real estate business.

I love our North Beach neighborhood. I specifically chose it for my home because of the charm, neighborhood feel, beautiful beaches and protected MiMo architecture which make this a very special place to live. Ocean Terrace today embodies all these elements….and is currently protected to stay that way for a reason. Why now would our elected officials choose to change all of that? Why wouldn't they work to protect our neighborhood's identity that makes it so unique for the entire country? Should this new proposal pass the ballot, North Beach will be lost forever and will be the same congested, traffic ridden, no sun on the beach in the afternoon, concrete canyon as Sunny Isles. Additionally although this proposal is only specific to the Ocean Terrace area, once it passes it is easy enough to get more proposals passed to encourage high rise development all over North Beach. Please do not let this happen to our home.

First - Given the current zoning policy, the infrastructor - traffic, drainage, electricity, police are overburdened - flooding, traffic jams and crime are common. We don't need to make this any worse than it is currently. Second, this is a neighborhood comprised of various economic classes (families going to the beach will no longer be able to afford the new high parking rates) - why ruin our neighborhood to accomodate the rich? Isn't South Beach and Sunny Isles enough? Third - why is our neighborhood being singled out after years of neglect from the police (not enforcing the laws) and the city (not enforcing the code violations). Fourth - why is Ocean Terrace being singled out of all of Miami Beach to be the new Sunny Isles?

The local power can't even handle a gross Expansion as we saw on April 26 with a 2 hour outage at dinner time.

There is NO need for a project of this size/scale in our neighborhood. Why do the Commissioners feel a need to discriminate against our neighborhood with a surgical approach to an increased FAR that surpasses that of any other part of Miami Beach?
