Ladner Village is a unique (one-of-a-kind) gem with an appeal only found in places like Fort Langley and possibly Old Steveston. Any degradation of this character is short-sighted and would not be recoverable. Hundreds of people are drawn to walk at Fort Langley on a beautiful sunny day because of its singular cultural character. A great pity if Ladner neglects to maintain and build on its attributes.

Besides negative brick and mortar aspects of this proposal, it has a lack of respect for Ladner's farming, fishing, First Nations and natural environmental roots of our community. The project does not reflect any of the history, culture and natural river landscape of Ladner. Decisions here can't be made by just viewing this as a profit sales transaction. It will also set the tone for redeveloping all the rest of Ladner!

Center of the historic village is not the place for a 6 story building. A building that height should be out of that area. Perhaps East Ladner area would benefit more from some restaurants and shops.

I agree. Does not fit in Ladner. Will change the quaint feel. We do not want another Steveston !!!

I do not agree with the increase in height to 6 stories for any of the entire downtown Ladner Village core area. A suggestion would be to have the max as 4 stories with declining stories as you approach the water. Traffic congestion will be high, thus reducing the "walkability" of the downtown village area. Not sure how one will make any new liveable units "affordable" as there is no "affordability" for living in the lower mainland. Public hearings should be held regularly to allow the public an opportunity to voice their concerns and provide solutions.

How do you figure to move traffic through the downtown core with the number of units being built? The speed limit is one thing, but the number of lights is going to be madness, yes?

I am opposed the height and density of this building proposal. It does not fit as it is too high and it will impact traffic negatively!

Kruger thinks a lumber yard doesn't belong in Ladner but a 2 storey parkade is OK as long as he gets to live on top of it.
