As a former resident who still works in Ladner, and a frequent visitor I find this plan goes against all that the city of Delta advertises as unique and village about Ladner. May as well say goodbye to the village if this goes through.

Many factors not taken into consideration...one being the increase of noise pollution from both construction and finished project. No one at the consultation meeting had an answer for this.

Such a shame to change this lovely area with tall buildings'. This type of building will lead to other businesses to sell and more buildings come in.

I have lived i Ladner for many years and appreciate the quaint nature and aesthetics of the village area. Adding tall apartment buildings would forever change the look and feel of this area.

People love Ladner Village because it is just that. This new proposal will put a modern spin on this loved eclectic village. And then more buildings will come. This is something I am vehemently against

Instead of creating densification, let's try to follow the village of Steveston and create a village atmosphere that people will want to visit. After all, we're the Village of Ladner, as the sign advertises.
Does not need to be in the Center of Ladner, too large & will set a prescedent. Trunk Road, east might be suitable.

Please reconsider! We have a unique and special village here in Ladner. this 6 storey plan is completely out of character of the farming/fishing village that we are. The pedestrian friendly nature of this part of Ladner should be preserved. There are plenty of areas very close to the village that could better sustain this type of building.

Totally out of keeping with the nature of Ladner Village centre. Will detract enourmously from the character of the village and cause huge traffic and pasrking issues

The constant badgering by developers to infringe on our s delta community is abhorrent. All in the name of profit to their bank accounts. None if this is needed

Affordable non-market housing is the best option as that would help to fill Delta's greatest housing need.

My two concerns are height. I think 4 stories is better. And parking.
I lived in Steveston when they built the giant Onni property. It is max 4 stories and there is not enough parking in Stevestom anymore.

We recently moved from Steveston and have seen first hand the damage done by allowing developers (Onni et al) to change the look and feel of that heritage village. They can make all the claims they want about keeping to the look of the village, but their profit will always be the only thing important to them. They don't live here!

A six story complex in the heart of Ladner would completely and permanently change the character of this village. Look at Fort Langley for development ideas. They seem to have gotten it right.

This does NOT belong in central old Town. Build it on the outskirts if you must, but in old Ladner this will be nothing more than an eyesore and a disaster to local road traffic and parking
