Update everyone, please see my email correspondence from Gideon. We should get together and see what we can do and why we were not consulted on parking controls. PCM are not a good company to deal with and they WILL cause a nightmare scenario to one of the tenants. They WILL pursue the tenant through the courts relentlessly. They try scare tactics in order to make residents, who will have a legal right to park in their own car park, pay up. Even if you have a permit you still have to pay for your visitors each and every time. What happens when you forget? What happens when you're cleaning your car and it falls off? What happens when it fades in the sun? It does and WILL happen to one of our residents. It will be OK for the directors and landlords, I am sure they have immunity to any tickets. I saw 5 cars parked illegally (claim by PCM) in my local gym. The representative went inside the gym and asked whether any of the staff owned the cars? Two of the cars were owned by staff members and they escaped punishment, guess what? The other 3 cars got tickets. Just one wheel out of the parking bay, just one minute you forget to display a permit you WILL be fined. The directors and landlords and the people who made this lazy decision to employ this company will not have to pay any of these fines so they are safe in the knowledge that nothing will happen to them. I am in the process of speaking to Mr Shukla who is my landlord. I always thought that parking was included in my rent. Surely Mr Shukla accounts for the privilege of free and gated parking when he lets his property? By denying me my right to park I think I have a fair case of claiming damages against Mr Shukla in regards to denying me my right to 'quiet enjoyment' You can all Google 'quiet enjoyment for tenants' and see if this effects you. Why should we live in fear of this parking company? Why were we never consulted on this? Why cant we park our cars for free? Mr Keren is blaming the tenants and

It takes the liberty asking us to pay to park in front of our own homes, we are already paying extortionate amount in service charge. Absolutely ridiculous suggestion!!!

It's not fair to pay for guest parking when there is lot of free places. On the other hand I do want save our parking from unauthorised use but to charge the residents for this is not what I see as the right way Thanks 35 Richens close

Dear Mr Keren, Thank you for your reply. Please see my replies below in red. Dear Ms Paul, Thank you for your e-mail, which has been read by the directors of Tudor Place Residents Association. We are sorry to hear about the distress caused by the letter received by PCM. By employing PCM to manage our car park, we are securing the best interests of the residents and landlords. They will work on our behalf to ensure that only vehicles genuinely allowed to park in Tudor Place use the car park, which includes the residents’ own guests by way of a 24-hour scratch card. The residents are in disagreement here whether our best interests are being served. So much so, that a petition of 26 names has been signed online: http://www.ipetitions.com/petition/keep-tw31pl-free Residents are also disheartened that no consultation took place on whether there was a problem or not and what the residents would want to be done as a remedy. The residents have always thought that the Association had the best interests of the residents at heart and had an obligation to consult it's residents, even if it was as a gesture of courtesy. You can see some of the comments for yourself. We can assure you that the decision has not been taken lightly. The directors have monitored the car park for well over two years and decided that the illegal usage thereof has continued for far too long. The problems we have seen comprise: local businesses using it for their staff and clients. high street shoppers tailgating residents in order to gain access. worshipers from the religious centre opposite the car showroom using the car park on evenings and at weekends. an increasing number of vehicles being abandoned and which are costly to remove. The directors have noticed, when parking on the estate, that on most occasions when doing so, there are very few spaces left in the main car park area. This contrasts sharply with only a few years

Email to Gideon Keren - one of the Directors at TUDOR PLACE MANAGEMENT COMPANY LIMITED Dear Mr Keren, The residents at Tudor Place have written notice of the imminent parking controls that are to be introduced in our car park. We are very distressed at the thought of this happening. There are literally thousands of negative forum posts about PCM UK Limited. Please see here: http://lmgtfy.com/?q=pcm+parking+forum We do not wish to pay for parking as parking has already been accounted for in the rent we pay. Residents have signed a petition as we wish to protest against these controls for which we were never consulted on in the first place. I should also add that there has been no issue over ever finding a parking space to park a car in (we have two vehicles) and the other residents echo my feelings. PCM UK Limited have a very bad reputation and all residents are concerned. We do not wish to pay for parking or for our guests to park. Please could you look into our complaints and get back to me at your earliest. If there is anything else that I could do to stop PCM UK Limited enforcing parking in our car park please do tell me. Re: Complain, Tudor Place & Richens Close - Parking Controls Hi Gordon, I write in regards to the letter received by all residents on the 9th of June 2016 about parking controls that are to be introduced as of 1st June 2016. Could I ask a few questions? 1. Were any of the residents consulted as to whether there was an issue with parking and is permit parking asked for by residents? 2. Were any of the freeholders/landowners consulted for permission for PCM to be able to operate on their land and if not, do you have authorisation to give that permission? 3. Have you acted in the best interests of the residents in deciding which company to use to enforce parking and if so, what steps were taken? 4. Could you provide me your complaints procedure by either email or post? There is a possibility that you could be implicated in legal issues around either denying residents parking on land they either own or have a right to use or by introducing controls that deny tenants their 'right to quiet enjoyment' - as per lease or contract. Finally, could I request a copy of the contract signed by your company with PCM? In light of this complaint and the fact that the residents have signed a petition objecting to any parking controls, I respectfully request that a further 14 days grace be added to the deadline to get our parking permits in place. Please let me know as soon as that is granted so I may communicate that through to the other residents. We wish to resolve this amicably and in the best interests of all involved. This is not needed . We are already paying lot more for the rent which assumed to included in the rent.

No formal consultation was done before enforce this parking control. Our visitor will not be able to visit us because of parking control which is unreasonable.

Just a few more signatures and then we will have more than enough to make the Housing Association back down. Not only have they not consulted us on a problem that does not exist, they have been negligent in their choice of company. I will be making a formal complaint on behalf of all the residents tomorrow. Thank you all for posting and signing so far.

Security for the flats is high priority but charging the residents is not appreciated. Let it be dealt in other way by providing dedicated space for each flat.

Dedicated parking will really help...but no clear information on visitors parking and rules as per PCM which has to be addressed.... Also we always do have lot of vacant spaces so it's all about notices if some one is not following or misusing the space

This company has a bad reputation, as do most of these kinds of companies. There are spaces free always. There is a small problem with some residents giving the gate code to outsiders but we can easily fix that.
